Roof leak investigations for Clewer homes and businesses

Roof leak investigation in Clewer: what you get

Most roof leaks start at a joint rather than the middle of a slope. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and follow the evidence. Every chimney, dormer and roof light adds more joints to check. We check all of them, from each safe vantage point. If you are worried about a leak that comes and goes with the weather and staining around the chimney inside, we can find out what’s behind it.

Older cottages and houses around Clewer may have roofs with little or no underlay. Once the slates or tiles let water past, there is little to stop it reaching the ceiling. Whether it’s long-term wear or recent damage makes a difference to what happens next. In the loft, damp battens or wet insulation are often the first clues.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Why act early in Clewer

Leaks tend to get worse, not better. Each storm can open a gap a little more. An investigation now gives you time to plan the work. In a smaller place like Clewer, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

Why book with us

  • We hold a CAA Flyer ID and Operator ID
  • An independent look at the roof
  • Covered by professional indemnity and public liability insurance
  • Visits on any day of the week

Take a look at our cost guide or what we found on two real jobs.

What we cannot see

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Plumbing leaks that look like roof leaks
  • A structural engineer’s report
  • Carrying out the fix

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before you book. What our survey covers.

What this survey covers

  • Slate and tile slopes
  • Rooflights and dormers
  • Flat roof details
  • The roof space
  • Chimney stacks
  • Lead flashings
  • Valleys and parapet gutters

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It normally takes about 1–2 hours, more where the leak is intermittent or the roof is large. In a smaller place like Clewer, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. Inside, we check the stain and the ceiling around it.
  3. From the loft space, we trace the water’s route where there is safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
  5. You receive a report with the likely source, photos and recommendations.

Getting ready for the survey

  • If you are buying, check with the agent that we can get in

Clewer: your questions answered

Is my home in Clewer listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Clewer within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

What should I do before you arrive?

Note when the leak appears and what the weather was doing, and take photos. Move stored items away from the loft hatch. Keep away from any light or socket that water is reaching.

What does a roof survey cost?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

Do you survey on Saturdays and Sundays?

Surveys run on weekdays and at weekends. To find a day that suits you, ring 07833 053749 or email us.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Let us know about it when booking and we will explain what’s needed.

Roof leak investigations around Clewer

Historic houses such as Windsor Castle, about 1 mile east, show how far back building in the area around Clewer goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Knowing the roof type helps narrow down where water may be getting in.

Homes near green spaces such as The Goswells can get more leaves in their gutters in autumn. If your house is among the older ones in the streets near Church of St Andrew, lead flashings, valleys and old chimneys are typical places for water to get in. If you run a hotel or guest house in or near Clewer, a roof problem can mean rooms out of use.
