About our roof leak investigation in Boveney
Moisture readings and thermal imaging are used where they’re useful. Moisture readings show which materials are wet. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so we confirm what it suggests with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. If you’re worried about wet patches high on an inside wall and drips from nail tips in a cold loft, a survey will tell you what’s going on, on slate and tile slopes, flat roof details and rooflights and dormers alike.
Being in a small place like Boveney makes no difference to how a leak or storm damage is looked at: the journey and access are just planned in advance. It’s useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.
What you get is a clear record of the leaking roof on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

What affects the cost of roof leak investigations
When we price a survey, we consider:
- Building height and the viewpoints available
- The roof’s overall size
- How many separate roofs there are, like extensions, dormers and garages
- The type of building, from a house to a block or an office
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.
Booking your survey
If you can, have these to hand when you get in touch:
- The address and postcode of the property
- Any marks or damp showing indoors
- Why you want a survey: buying, a leak, a storm or new work
- Your timetable, such as an exchange date
You can call us seven days a week. For a price or to book, ring 07833 053749 or send us an email.
Landlord and commercial surveys in Boveney
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
Where a roof is shared: we need access agreed with the building owner or managing agent. Tell us about it as you book and we will plan the visit with that in mind.
What we cannot see
Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:
- Plumbing leaks that look like roof leaks
- Structural calculations (that is a structural engineer’s job)
- Carrying out the fix
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before you book. What our survey covers.
What we look at
- The roof space
- Valleys and parapet gutters
- Lead flashings

What a roof leak investigation looks like in Boveney
The wider area around Boveney has a long history of building, with Dorney Court about 1.2 miles north-west. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Knowing the roof type helps narrow down where water may be getting in.
Living close to Sutherland Grange is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. If you look after a building such as Homer First School and Nursery, on a building that size, finding the source of a drip means looking well beyond the stain.

How the survey works
Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey typically takes between one and two hours for most homes, though a hard-to-trace leak can take longer. Around Boveney, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

Boveney: your questions answered
Does a conservation area affect roof work in Boveney?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you cover smaller places like Boveney?
Yes. Boveney is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.
How should I prepare for the leak investigation?
Note when the leak appears and what the weather was doing, and take photos. Clear access to the loft. Keep away from any light or socket that water is reaching.
Are you structural engineers?
No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
What happens after the survey?
You receive the written report by email, with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Does the investigation include the repair?
A leak investigation finds and reports the likely source. The repair is not part of it. You get a report with photos showing where the water is getting in and what needs attention, which whoever carries out the work can follow.

Why act early in Boveney
Water and electrics do not mix. If water is reaching a light fitting or switch, keep clear of it and have an electrician check it. Then the source needs tracing. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. We confirm the exact price before booking.

When to book a survey in Boveney
Some water in the loft is not rain at all. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, particularly in lofts with blocked eaves. Drips from nails and damp underlay are typical signs.
Here are some of the things we see often:
- Water through the ceiling under a flat roof
- Staining where a gutter or parapet meets the wall
- Damp patches next to the stack
- Leaks at a dormer or roof window
If you own one of the older houses in the streets near St Mary Magdalene's Church, old mortar, worn lead and slipped slates are the usual suspects when water gets in.
Before you book anyone
- Whether the roof space is looked at, where there is one
- When you’ll get the report
- Which viewpoints they use to see the roof
- Which limits apply to the survey
