Roof survey in Holloway
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. If you’ve noticed water stains on rafters and ceiling joists and crumbling chimney pointing or cracked flaunching, we can find out what’s behind it.
Some older homes in villages like Holloway are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. You’ll see the good as well as the bad.

How it works
On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. The survey usually takes about one to two hours for most homes, depending on how many separate roofs there are. For a village or hamlet like Holloway, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

Advice
How we price roof surveys
Not every roof costs the same to survey, for these reasons:
- How big the roof is
- Features like valleys, chimneys, dormers and parapets
- Basic, Standard or Premium
- The type of building, from a house to a block or an office
Roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.
What to let us know when you contact us
A few details help us point you to the right survey and price. When you contact us, it helps to mention:
- Any stains, drips or damp patches you’ve seen indoors
- What kind of property and roof it is
- The reason for the survey, such as buying, a leak or storm damage
- Anything about access we should know
Most bookings start with a short call: call 07833 053749 or use the contact form, and we’ll ask about the building and what you need. The price is agreed before a date is set.

For landlords and managing agents
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.
When to book a survey in Holloway
What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.
Things that often lead to a survey include:
- Condensation or damp timbers in the loft
- Gaps in the roof where coverings have gone
- Loose chimney pots
- Gutters that overflow in heavy rain
Take a building like Burchetts Green CofE Infants' School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Questions to ask before booking
- Is there a chance to talk the report through?
- Which limits apply to the survey
- Whether the inside of the roof is included
- What insurance they carry
Roof surveys around Holloway
Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Historic houses such as Harleyford Manor, about 2.7 miles north-west, show how far back building in the area around Holloway goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
Landlords with a home close to Furze Platt station may find that a dated record of the roof is useful when planning maintenance across a let. The streets around a church such as Saint John the Evangelist are frequently among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

What you can safely check yourself
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Roof by roof
Chimney stacks
We check the pots, flaunching, pointing and flashings of each stack. We note any lean or loose pots.
Flat roof coverings
A felt roof frequently lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.
Holloway questions
Does a conservation area affect roof work in Holloway?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
I let a flat near Furze Platt station. Can you check the roof?
Yes, rented property is part of what we cover. Just call 07833 053749 or send us an email and let us know about the building, including who will give access on the day.
Do I need to be at home?
Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.
Will the report say how many years my roof has left?
Not as an exact number, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Can you survey in bad weather?
It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
Will you check the loft?
Normally, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.
