Roof survey in Medmenham: what you get

Our report is written in plain English, not jargon. Each defect is described with photos and a recommendation, and where it’s relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Reports are sent by email. Typical surveys look at worn lead at chimneys and abutments and leaking gutter joints and downpipes, across the roof space, ridges, hips and valleys and lead flashings.

Somewhere as small as Medmenham, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

What this survey can’t tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Walls, floors and services below the roof
  • Structural calculations (that’s a structural engineer’s job)
  • A promise that the roof will not leak in future

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before booking. The full list of what we check.

Roof types and parts we check

Medmenham questions

I let a flat near Henley-On-Thames station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or use the contact form with the details, and we’ll talk through which survey suits.

Does a conservation area affect roof work in Medmenham?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

How do I book a survey in Medmenham?

To arrange a survey, call 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

How much does a roof survey cost in Medmenham?

Prices start from £150, including VAT. You will know the price for the job before booking. To get a price, ring 07833 053749 or drop us an email.

What if it rains on the day?

A survey can normally go ahead in light rain, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we will agree a new date if the weather is not suitable.

Do you need a roof survey in Medmenham?

The coverings are rarely the first thing to fail. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot.

Things that often lead to a survey include:

  • Condensation or damp timbers in the loft
  • Crumbling chimney pointing or cracked flaunching
  • Flashings that have come away from the wall
  • Slipped, cracked or missing slates and tiles

Take an older house close to Church of St Peter and St Paul: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Choosing a roof surveyor

  • What they will not be able to tell you
  • How long the report takes to arrive
  • Which viewpoints they use to see the roof
  • Whether the price includes VAT

What’s in a roof survey

Surveys for landlords and agents in Medmenham

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or use the contact form with the addresses.

Landlords, agents and building managers in Medmenham and across Buckinghamshire can book any of our surveys. For a price for a let property or a block, call 07833 053749 or email us.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

What we do, step by step

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. For a village or hamlet like Medmenham, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

How to prepare

  • Let us know about any leaks, stains or damp patches you know of
  • Check pets are kept safely away
  • If it isn’t your property yet, arrange access through the agent

How the survey changes by roof type

Clay plain and peg tiles

Where tiles hang on walls or dormers, we check them too. Loose or missing tiles there let rain into the wall.

Lead flashings and valleys

Flashings close the joints where a roof meets a wall or chimney. Lifted, split or slipped lead is recorded.

Roofs, chimneys and gutters in Medmenham

A number of Buckinghamshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 1.3 miles east lies Harleyford Manor, a reminder of how long the area around Medmenham has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Anyone responsible for a site like Danesfield School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near Henley-On-Thames station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
