Nettlebed Roof Survey
A roof condition survey for homes and buildings around Nettlebed, with a written report you can act on. Weekday and weekend visits available.
- Lifted, split or missing lead flashings
- Loose chimney pots
- Worn or blocked valleys
The survey, step by step
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It usually takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Rural addresses near Nettlebed can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
Preparing for the visit
- Leave a clear route to the loft
- Have keys ready for side gates, garages or roof access doors

Roof survey in Nettlebed
Our roof survey gives you a clear picture of your roof’s condition. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe to get in. The report sets out what we found, with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. We survey lead flashings, clay and concrete tiles and chimney stacks, and common reasons people get in touch are condensation or damp timbers in the loft and flashings that have come away from the wall.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Rented homes, blocks and businesses
Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant ahead of time.
Honest limits
It’s a careful look at the roof, not the whole story. The main limits are:
- Structural calculations (that is a structural engineer’s job)
- A promise that the roof will not leak in future
- Walls, floors and services below the roof

What we check
- Clay and concrete tiles
- Flat roofs
- Chimney stacks
- Natural slate
- Ridges, hips and valleys
- Lead flashings
- The roof space
Signs you need a roof survey in Nettlebed
Slates and tiles frequently outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone, letting tiles move.
Typical things we are asked to look at include:
- Water stains on rafters and ceiling joists
- Cracked mortar along the ridge
- Slates or tiles that have slipped or broken
- Leaning or weathered chimney stacks
For an older house near a landmark such as Church of St Bartholomew, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
What to check before booking
- How they plan to inspect the roof safely
- Their drone registration, if they fly one
- When you will get the report
- What follow-up you get after the report
Different roofs, different checks
Natural slate
Many Victorian and Edwardian houses have slate roofs. Where several slates have slipped, the cause is often nail fatigue, and we say how widespread it looks.
Flat roof coverings
Some flat roofs have been coated over several times. If the covering would need opening up to know more, we say so.

Local roofs in Nettlebed
West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Historic houses such as Greys Court, about 2.7 miles south-east, show how far back building in the area around Nettlebed goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
If you look after a building like Nettlebed Community School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Why act early in Nettlebed
Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than calling someone out after a storm. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Nettlebed: your questions answered
Do you cover Nettlebed?
Yes. Our area covers London and South East England, and Nettlebed is part of that. Just phone 07833 053749 or drop us an email and let us know about the property.
Does a conservation area affect roof work in Nettlebed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is a roof survey the same as a structural survey?
No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
What’s the best way to book?
Simply phone 07833 053749 or email us. We’ll ask a few questions, confirm the price and agree a date.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
How soon is the report ready?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photographs.
