How new roof snagging works in Nettlebed

A new roof is a big spend, so it makes sense to check the work before you pay the final bill. Our new roof snagging inspection looks for faults and unfinished work on the roof and around the property. You get a written report with photos that you can pass to your roofer. It is an independent check, separate from the roofer who did the work. We survey new flat roofs, replacement roofs and loft conversions and dormers, and common reasons people get in touch are cracked mortar at the ridge or hips and loose flashings at walls or chimneys.

Somewhere as small as Nettlebed, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what isn’t.

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the visit with that in mind.

Prices for new roof snagging in Nettlebed

All our prices include VAT. What changes the price is:

  • The shape of the roof and its details
  • The roof’s overall size
  • The use of thermal imaging or a drone
  • The type of building, from a house to a block or an office

To find out what your survey will cost, phone 07833 053749 or send us an email and tell us about the roof. We will confirm the figure before booking.

Helping us price your survey

These details help when you get in touch:

  • Your timetable, like an exchange date
  • Why you want a survey: buying, a leak, a storm or new work
  • The kind of building and roof involved
  • Any stains, drips or damp patches you’ve seen indoors

Not sure which survey you need? It’s easiest to ring 07833 053749 or drop us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

Nettlebed: your questions answered

How do I find out if my home in Nettlebed is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Nettlebed in the area you cover?

Yes, Nettlebed is within the area we cover. Our area covers London and South East England. Just ring 07833 053749 or use the contact form and let us know about the property.

What do you check on a new roof?

We check the coverings, ridges, verges, hips, valleys and flashings, along with ventilation, gutters and the underlay at the eaves. We also look for debris left behind and damage to other parts.

What’s the best time to have a new roof checked?

As soon as the work is finished, and before the final payment if you can. That leaves time to raise anything we find.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys on weekdays and at weekends. To find a day that suits you, ring 07833 053749 or use the contact form.

How much time does a snagging visit need?

Most house visits take about 1–2 hours with commercial roofs nearer 3–4 hours.

What’s the price of a snagging inspection?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. For a price for your roof, call 07833 053749 or use the contact form.

The survey, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes about one to two hours for most homes, depending on how much new work there is to check. Rural addresses near Nettlebed can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You tell us what work was done and when.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. We check valleys, flashings, gutters and the underlay at the eaves.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a written report with photographs.

How to prepare

  • Leave a clear route to the loft
  • Mention any parking restrictions on your street
  • Note where any stains or damp appear

What this survey cannot tell you

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • How the roof will perform for years to come
  • Parts of the roof we can’t see safely
  • Pricing the remedial work

If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey. What our survey covers.

What this survey covers

  • Flashings and valleys
  • Loft conversions and dormers
  • New-build homes
  • Replacement roofs
  • New flat roofs
  • Ridges and verges

Before and after the survey

You don’t need to be a roofer to help. What helps most:

  • Look for marks or cracks left by the work
  • Book snagging before the final payment
  • Check ceilings and the loft after heavy rain
  • Diary the defects period end date

Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. That is worth bearing in mind if a payment date is close.

Note the end date of any defects or warranty period. Book a check well before it so snags can be raised.

Buying a home or a new roof in Nettlebed

About 2.7 miles south-east lies Greys Court, a reminder of how long the area around Nettlebed has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

If your home is one of the older ones in the streets near Church of St Bartholomew, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What happens if roof problems are left?

Photos from the ground rarely show the detail. We get as close a view as safe access allows, including by drone where it is applicable. Outbuildings and barns around Nettlebed are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Every price we give includes VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.
