How a thermal roof survey works in Nettlebed

Wet insulation under a flat roof covering holds heat for longer than dry. So a wet patch can show as a warmer or cooler area on the camera. It helps us see how far water may have spread under the covering, something you cannot usually tell from the surface. We then check those areas with moisture readings. We survey loft conversions, pitched roof slopes and commercial roofs, and people most often book us about damp around chimneys and parapets and damp that repairs haven’t cured.

Some older homes in villages like Nettlebed are listed or in a conservation area. A look by drone or thermal camera does not touch the roof, so it is a gentle way to see the condition of an old roof, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

Different roofs, different checks

Parapets, valleys and junctions

Junctions where roofs meet walls, parapets and valleys are common places for water to get in. Thermal imaging can help show damp patterns around them.

Single-ply and EPDM roofs

Thin membranes can show patterns from the layers beneath. Shiny surfaces can reflect heat, so we take care reading the images.

How the survey works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. You are welcome to ask questions while we are there. Somewhere as small as Nettlebed, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Questions from Nettlebed

Do you cover smaller places like Nettlebed?

Yes, Nettlebed is on our map. A small place gets exactly the same survey as a big one.

How do I find out if my home in Nettlebed is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.

Does the weather affect a thermal survey?

Conditions on the day have a big effect on what the camera can show. Dry, calm weather after some sun gives the best chance of clear images. We record the conditions in the report, so you know how much weight to give the images.

Will you photograph what you find?

Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.

Will the camera show exactly where the water is?

The camera doesn’t see water itself. Wet insulation holds heat longer than dry, so it can stand out, and moisture readings are used to check it.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s inside walls or under coverings, without opening up
  • Seeing water directly, as the camera shows temperature, not moisture
  • A formal energy assessment

If in doubt, ring 07833 053749 or send us an email and we’ll suggest the right survey. The full list of what we check.

Roof types and parts we check

  • Pitched roof slopes
  • Ceilings below the roof
  • Flat roofs
  • Loft conversions
  • Insulated roof spaces
  • Commercial roofs

What a thermal roof survey looks like in Nettlebed

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. About 2.7 miles south-east lies Greys Court, a reminder of how long the area around Nettlebed has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you live in an older home near Church of St Bartholomew, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from above or with a thermal imager helps.

Nettlebed is about 7 miles north of Caversham, in Oxfordshire. From houses to flats and shops in Nettlebed, we can survey the roof on a weekday or at the weekend. We cover towns and villages across Oxfordshire, large and small. You can also see our page for Reading.

Rented homes, blocks and businesses

We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the roof, with photos.

Signs you need a thermal roof survey in Nettlebed

Some buyers want extra detail before they commit to a purchase. The Premium Survey brings thermal imaging and a drone inspection where it applies, with a report the same day, which suits a purchase that is moving quickly.

Most people get in touch after spotting something like this:

  • Gaps in loft insulation
  • Areas losing heat at the eaves and junctions
  • Cold spots on ceilings under the roof
  • Areas of a flat roof that may hold water

Anyone responsible for a site like Nettlebed Community School will know that thermal images can show where wet insulation sits under a big flat roof.

Before you book any roof surveyor

  • What happens after the report arrives
  • Whether any drone flown is registered with the CAA
  • Whether you get a written report with photos
  • Their track record with similar roofs
