Thermal imaging roof survey in Chinnor, Oxfordshire
We carry out thermal roof surveys in Chinnor and the rest of Oxfordshire. We survey on weekdays and at weekends.
- Moisture around outlets and upstands
- Wet insulation beneath the membrane
- Leaks that are hard to trace
Signs you need a thermal roof survey in Chinnor
Not every roof problem shows on the surface. Wet insulation, gaps in insulation and heat loss are often invisible from outside. Thermal imaging gives us another way to look for them.
A survey makes sense if you’ve noticed:
- Patches of heat loss across the roof
- Damp around roof outlets and upstands
- Leaks far from where the stain appears
- Ceilings that feel colder in places
Anyone responsible for a site like St Andrew's Church of England Primary School will know that thermal images can show where wet insulation sits under a big flat roof.
What to check before booking
- What they won’t be able to tell you
- Whether the loft is part of the inspection
- Their insurance cover
- Their drone registration, if they fly one
How a thermal roof survey works in Chinnor
On a flat roof, wet insulation holds heat longer than dry insulation. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, something you can’t usually tell from the surface. We then check those areas with moisture readings. We survey insulated roof spaces, commercial roofs and ceilings below the roof, and the problems we are asked to look at most are leaks far from where the stain appears and damp that repairs haven’t cured.
Around Chinnor, older homes can have thin loft insulation and later additions with roofs of their own. Thermal patterns and close-up photos together give a fuller picture of the roof. Anything that looks like moisture is checked with a meter. Results depend on the weather, so the visit is planned around the forecast.
Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Questions from Chinnor
Do you cover Chinnor?
We do. The survey and report are the same in Chinnor as anywhere else, and visits run on weekdays and weekends.
Do you cover smaller places like Chinnor?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you carry out surveys on Saturdays and Sundays?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.
Is this an asbestos survey?
No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
Is this a RICS survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Are you structural engineers?
No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We can only inspect what we are given access to.
Surveys for landlords and agents in Chinnor
Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps when budgeting.
Thermal roof surveys around Chinnor
Adwell House, about 3.6 miles west, is one of the historic houses in the wider area around Chinnor. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
Take an older house close to Church of St Andrew: thin or patchy insulation under an old roof often shows up clearly on a thermal image.

DIY checks: what’s safe
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.
What affects the price in Chinnor
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- Commercial roofs and larger buildings
- Roof area
- The use of thermal imaging or a drone
- Basic, Standard or Premium
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.
What we need to know
You do not need to know any roofing terms. Just tell us:
- Any marks or damp showing indoors
- Any deadline, like an exchange date
- Pictures from the garden or a window, if you have them
- Access details, such as a loft hatch or a shared roof
Most bookings start with a short call: phone 07833 053749 or drop us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.
How the survey works
It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take about 1–2 hours for most houses, or half a day or so for a commercial building. In a smaller place like Chinnor, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.
- We go through the roof, the problem and the weather expected on the day.
- We look over the roof from wherever it’s safe.
- Thermal images are taken across the roof and, where there’s safe access, in the loft.
- Patterns that stand out are checked with moisture readings.
- The report pairs each thermal image with a photo and explains what it suggests.
Before we arrive
- Have any paperwork from past roof work to hand
- For flats, make sure roof access has been agreed
- Keep pets inside or away from the areas we are looking at
Booking a survey
We confirm the price for your roof before you book, so you know where you stand. Our price is from £400, including VAT. To book, phone 07833 053749 or drop us an email.
