About our thermal roof survey in Towersey

A thermal camera can help when the cause of damp isn’t obvious. Water can travel some distance under a roof covering before it shows inside, and temperature patterns can help us trace where it may have come from. The images are used alongside a visual inspection and moisture readings, so the findings don’t rely on the camera alone. If you’ve noticed wet insulation beneath the membrane and cold areas below the roof, we can find out what’s behind it, on ceilings below the roof, pitched roof slopes and insulated roof spaces alike.

In a village or hamlet like Towersey, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you cannot get from ground level. Weather and airspace are checked before the visit. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

How the survey changes by roof type

GRP fibreglass roofs

GRP roofs are laid over timber boards, so trapped moisture can affect the deck. Thermal imaging can suggest where that may be happening.

Felt and asphalt flat roofs

Water under felt or asphalt can stay hidden for years. Thermal imaging helps suggest where it is, given suitable conditions on the day.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

How the survey works

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes between one and two hours for most homes, plus time to check any thermal findings with moisture readings. Around Towersey, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Drones, thermal imaging and Towersey roofs

West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

If you own one of the older houses in the streets near Church of St Catherine, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. If you look after a building such as Lord Williams's School, a view from above covers a wide roof far faster than walking it. Adwell House, about 4.2 miles south-west, is one of the historic houses in the wider area around Towersey. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings.

Towersey is about 1 mile east of Thame, in Oxfordshire. Towersey gets the same service as everywhere else we work: a careful inspection, photos and a written report. Across Oxfordshire, we cover Towersey. For surveys nearby, see our Oxford page.

Questions from Towersey

Do you cover smaller places like Towersey?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Is my home in Towersey listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you climb onto every roof?

Not unless it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed.

Is this an asbestos survey?

No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

What’s the best way to book?

It’s easiest to phone 07833 053749 or drop us an email. Tell us the address and a little about the roof, and we will take it from there. Surveys run seven days a week.

Will thermal imaging find my leak?

Thermal imaging can help, alongside other checks. What it shows depends on the weather and the roof. Where it cannot be pinned down, the report suggests a next step, such as electronic leak detection.

What happens after the survey?

The report arrives by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Before and after the survey

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Keep a record of when stains appear
  • Move stored items away from the loft hatch
  • Keep dated photos of any marks on ceilings
  • Use the report as a baseline for later checks

You also get an in-person consultation with a Premium Survey, so you can go through the images with us. There’s a 12-month follow-up too.

Have small defects in the covering fixed early. Once water gets under a membrane, it can travel far before it appears inside.

For landlords and managing agents

We survey roofs for landlords and letting agents as well as householders. The report gives you a dated record of the roof, with photos, useful for planning maintenance.

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or use the contact form with the addresses.
