Towersey Electronic Leak Detection

  • Holes left by work on the roof
  • Patched roofs that still leak

Electronic leak detection in Towersey

Why get it checked now?

A visual inspection can miss tiny holes. Electronic testing can find breaches you cannot see by eye, on suitable membranes. In a small place like Towersey, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the exact price before booking.

Electronic leak detection in Towersey

Water can travel under a flat roof membrane before it shows inside. So the stain inside rarely sits under the hole. Electronic leak detection tests the membrane itself and locates the breach. We test and report and leave the repair to your roofer. On suitable roofs, it replaces guesswork with a located breach. The results then follow in a written report with photos. We survey roof terraces and balconies, green roofs and liquid-applied waterproofing, and the problems we are asked to look at most are patched roofs that still leak and holes around roof penetrations.

Flat roofs on exposed homes in small places like Towersey take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

What you get is a clear record of the flat roof membrane on the day we saw it. It is useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

What we can’t see

Before booking, it’s worth knowing what a survey will not do:

  • Sections we can’t safely access
  • Leaks from plumbing or windows
  • Roofs whose membrane or build-up is not suitable

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and does not.

What we look at

  • Liquid-applied waterproofing
  • Commercial flat roofs
  • Green roofs
  • Flat roof membranes
  • Single-ply roofs
  • Roof terraces and balconies

What we look for on each type of roof

Single-ply membranes

Single-ply can be punctured by tools or fixings. Testing helps find them.

Bituminous membranes

ELD is often possible on bituminous membranes though the layers below matter.

Flat and commercial roofs around Towersey

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. Adwell House, about 4.2 miles south-west, is one of the historic houses in the wider area around Towersey. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.

For site and facilities teams at buildings such as Lord Williams's School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you own a rental within reach of Haddenham & Thame Parkway station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. The streets around a church like Church of St Catherine are often among the oldest in a place, and if you own one of the older houses nearby, the flat roofs on later extensions tend to wear out long before the main roof.

Towersey is about 1 mile east of Thame, in Oxfordshire. Bookings from Towersey are handled just like any other: get in touch, agree the price and pick a day. Towersey is one of the places in Oxfordshire where we work for electronic leak detection. Our Oxford page covers surveys nearby.

Towersey questions

Is my home in Towersey listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is Towersey in the area you cover?

We do. The survey and report are the same in Towersey as anywhere else, and visits run on weekdays and weekends.

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. We check the parts we’re given access to, and the report makes that clear.

Is my roof suitable for ELD?

ELD doesn’t suit every roof. Some membranes conduct electricity, and some build-ups lack a suitable layer below. If your roof will not work, we will say so before testing.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How long will testing take?

The roof’s size and build-up decide how long it takes. We will give you an idea when we quote.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Letting agents can arrange access with tenants. We survey on any day of the week, which helps when tenants work during the week.

What affects the cost of electronic leak detection

All our prices include VAT. What changes the price is:

  • Roof area
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether thermal imaging or a drone is needed
  • The height of the building and how the roof can be seen safely

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.

What we need to know

Here’s what helps us most when you contact us:

  • What kind of property and roof it is
  • Photos of the roof, taken safely from ground level or a window
  • How the loft is reached, if there is one
  • Your timetable, such as an exchange date

If you are buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or drop us an email when you are ready.

What happens on the day

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes as long as needed for the membrane area and the build-up, and we’ll give you a guide when quoting. Cottages and farmhouses around Towersey often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. We start by finding out what the roof is made of and where it leaks.
  2. We confirm whether the roof is suitable for electronic testing.
  3. The testing method is chosen to suit the membrane and build-up.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. The breaches are recorded with photographs in a report for your roofer.

How to prepare

  • If the roof is shared, arrange access with whoever manages the building
  • Jot down any questions you want answered
  • Gather any invoices or paperwork from past roof work
