Thermal roof surveys in Middle Assendon

How a thermal roof survey works in Middle Assendon

Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. Patterns can suggest where water is trapped under the covering. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we combine the camera with an inspection from the loft where there is safe access. Common reasons to book are heat escaping through the roof and water getting in at parapets and stacks, across pitched roof slopes, ceilings below the roof and loft conversions.

Some older homes in villages like Middle Assendon are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care. Check with the council before planning any work on a listed building or one in a conservation area.

Findings are set out part by part, from the coverings down to the gutters. You will see the good as well as the bad.

Roof by roof

Single-ply and EPDM roofs

Many single-ply and EPDM roofs sit on insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.

Felt and asphalt flat roofs

Felt and asphalt sit tight to the layers below, which frequently helps the camera pick up differences. Any patterns are checked with moisture readings.

What a thermal roof survey does not cover

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • Structural calculations, which need a structural engineer
  • A formal energy assessment
  • Confirming water without moisture readings

If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and doesn’t.

Airspace, weather and Middle Assendon roofs

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

Greys Court, about 1.8 miles south-west, is one of the historic houses in the wider area around Middle Assendon. A drone or thermal survey does not involve any work on the roof, which suits older buildings. If you own one of the older houses in the streets near Church of St James, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Middle Assendon: your questions answered

Does a conservation area affect roof work in Middle Assendon?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you carry out roof surveys in Middle Assendon?

We do. The survey and report are the same in Middle Assendon as anywhere else.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

Is it a structural engineer’s report?

No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.

Does thermal imaging detect leaks directly?

Not directly. It shows surface temperature, and wet areas can show up because they hold heat differently. We confirm what it suggests with moisture readings.

Will you fly a drone over my roof?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Checking the roof from ground level

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

What affects the price in Middle Assendon

Survey packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Roof area
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extensions, dormers and garages with roofs of their own
  • Whether you choose the Basic, Standard or Premium Survey

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.

What to let us know when you get in touch

We’ll typically ask about:

  • Pictures of the roof from a safe spot, if you have them
  • Anything about access we should know
  • Where water is showing inside, if it is
  • When you need the report by

Photos help, if you have them. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or drop us an email.

How it works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes between one and two hours for a house, while a commercial roof takes nearer three to four hours. In a hamlet or village like Middle Assendon, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Preparing for the visit

  • Have keys ready for side gates, garages or roof access doors
  • Point out any leaks or damp patches
  • Mention any parking restrictions on your street

Useful tips for Middle Assendon property owners

A little preparation and a few simple habits help. Our tips:

  • Use the report as a baseline for later checks
  • Keep the heating on as usual before a heat loss survey
  • Make sure the loft can be reached safely
  • Do not climb onto the roof to look for leaks yourself

Buyers can use the findings when talking to the seller or agent. It’s your decision how to use it, whether you ask for work before completion or discuss the price.

Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.
