Storm damage roof report in Middle Assendon: what you get

When a storm has damaged your roof, a written record can help you explain it to your insurer. We photograph the damage, describe it and note whether it fits storm damage, older wear or both. We are not loss adjusters and can’t tell you if your claim will succeed. What you get is an independent view of the roof’s condition. If you’re worried about flashings pulled away from walls or stacks and damaged ridges and hips, a survey will tell you what’s going on.

Somewhere as small as Middle Assendon, older roofs have frequently been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you’re thinking of an insurance claim. We look at what can be seen safely and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Practical tips

These tips come from what we see on roofs every week:

  • Keep fallen slates or tiles as evidence if safe
  • Ask a roofer for emergency temporary protection if water is coming in
  • File receipts for anything you pay for
  • Keep a note of the date of the storm

If anything in the report is not clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

After a storm, look at the roof from the street or garden. Binoculars help you spot slipped slates or lifted ridges. Never climb onto the roof yourself.

What we’re asked to look at in Middle Assendon

Landlords and managing agents book reports to keep a record for owners and insurers. The report can be shared with owners, tenants or insurers.

A survey makes sense if you’ve noticed:

  • Loose or broken chimney pots and cowls
  • Damage from fallen branches or debris
  • Water coming in after the storm
  • Loose or torn flashings

If you let a flat or house near Henley-On-Thames station, tracing a leak quickly matters when a tenant is living with it.

What a roof survey includes

What happens if roof problems are left?

With an independent report, you have something specific to show your insurer. It sets out what we found and the likely cause, alongside any photos you took yourself. Where a roof is exposed, as many are in small places like Middle Assendon, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 including VAT. We’ll tell you which package suits the questions you have.

Leaks and storm damage in Middle Assendon

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. About 1.8 miles south-west lies Greys Court, a reminder of how long the area around Middle Assendon has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Trees in and around Fawley Court and Temple Island shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. Take an older house close to Church of St James: old mortar, worn lead and slipped slates are the usual suspects when water gets in.

What a storm damage roof report does not cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Negotiating a claim settlement
  • Estimates of repair costs
  • What’s beneath slates, tiles or membranes

If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.

What this survey covers

  • Gutters and fascias
  • Slate and tile slopes
  • Ridges and hips
  • Chimney stacks
  • Flat roofs
  • Flashings

What we do, step by step

The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. In total, it takes about one to two hours at a house, and longer if the damage is spread across a large roof. Older roofs in small places like Middle Assendon can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First you give us the date of the storm and what you’ve noticed, inside and out.
  2. We inspect the roof from safe viewpoints and from the loft where there is access.
  3. Each area of damage is photographed and described.
  4. We note the likely cause, including any signs of wear that were there before the storm.
  5. You get a written report you can pass to your insurer.

Advice

Questions from Middle Assendon

Does a conservation area affect roof work in Middle Assendon?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you carry out roof surveys in Middle Assendon?

Yes, Middle Assendon is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Will you walk on the roof?

Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest.

How should I record storm damage myself?

Please don’t climb onto the roof. Photograph the damage from below or from a window. Note the date and time, and photograph any damage inside.

How much is a storm damage roof report?

Prices start from £150, including VAT. Bigger roofs are quoted on size and access. Repair costs aren’t included, so ask a roofer to quote.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
