Flying and imaging in Bix

With Greys Court about 1.3 miles south, Bix sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

For an older house near a landmark such as Church of St James, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Bix is about 6 miles north of Caversham, in Oxfordshire. Roofs in Bix get the same thorough look as anywhere else in Oxfordshire. Bix is one of the towns and villages in Oxfordshire where we work for thermal roof surveys. For surveys nearby, see our Reading page.

Thermal roof survey in Bix

A thermal camera can help when the cause of damp isn’t obvious. Water can travel some distance under a roof covering before it shows inside, and temperature patterns can help us trace where it may have come from. We combine the images with a visual inspection and moisture readings, so the findings do not rely on the camera alone. If you’ve noticed moisture around outlets and upstands and possible trapped moisture under a flat roof covering, a survey will tell you what’s going on, on loft conversions, flat roofs and pitched roof slopes alike.

Somewhere as small as Bix, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what can’t be reached safely. Both the forecast and the airspace are checked first, and the journey is planned beforehand. Steep slopes and tall chimney stacks are where a close-up view adds the most.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

When you need someone else

It’s useful to know what a survey won’t do before you book:

  • Insulation values or heat loss calculations
  • Confirming water without moisture readings
  • The condition of timbers we can’t see

If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey. What our survey covers.

What we check

  • Pitched roof slopes
  • Ceilings below the roof
  • Loft conversions
  • Commercial roofs
  • Flat roofs
  • Insulated roof spaces

Why act early in Bix

If a big flat roof may need replacing, knowing the wet areas first is useful. Thermal imaging, checked with moisture readings, gives a clearer picture before you commit. For an older or listed building in a place like Bix, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

Why book us in Bix

  • Satisfaction rate of 98%
  • Two decades and more of roof surveys
  • An independent look at the roof
  • Weekday and weekend surveys

What affects the cost of thermal roof surveys

We confirm the price for your roof before you book. This is what makes a difference:

  • The size of the roof
  • The type of building, from a house to a block or an office
  • Whether you choose the Basic, Standard or Premium Survey
  • How many separate roofs there are, like extensions, dormers and garages

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We will tell you which package suits the questions you have.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • The type of building and roof, such as pitched or flat
  • Whether there is a loft hatch, a shared roof or tricky access
  • Any marks or damp showing indoors
  • The property’s address and postcode

A quick phone call is normally the easiest start: ring 07833 053749 or use the contact form and we will ask a few questions about the roof. The price is agreed before a date is set.

Bix questions

Do you carry out roof surveys in Bix?

We do. The survey and report are the same in Bix as anywhere else.

Do you cover smaller places like Bix?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can thermal imaging show missing insulation?

Thermal images can suggest where heat is escaping and where insulation may be missing. We don’t give energy ratings or heat loss calculations, but the report shows where to look more closely.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

What’s the best way to book?

Just phone 07833 053749 or email us. After a few questions, we confirm the price and fix a day.

Are you structural engineers?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Do you use drones?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Surveys for landlords and agents in Bix

Businesses and commercial landlords can book us too. Larger roofs take longer, and they’re priced for the size.

Landlords and agents in Bix book surveys as well as homeowners. The report gives you a dated record of the roof, with photos, useful for planning maintenance.

How the survey works

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. Most visits take between one and two hours for most homes, plus time to check any thermal findings with moisture readings. Older roofs in small places like Bix can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Getting ready for the survey

  • Have any questions written down, so nothing gets missed
  • Check the loft hatch can be reached
  • For a flat or shared roof, check access with whoever owns or manages the building

Arrange a survey

If you’re buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.
