Drone roof survey in Bix

Tall, steep, large or fragile roofs cannot always be inspected up close. Our drone roof survey gets a camera close to them without anyone climbing. It shows coverings, ridges, chimneys, valleys and gutters clearly, including slopes that cannot be seen from the street. Everything we find goes into a photo-illustrated written report. It’s also a good option where walking on the roof could break slates or tiles. If we can’t fly, we tell you why. Typical surveys look at damage after a storm that can’t be seen from below and debris building up in hidden gutters, across flat roofs on upper floors, chimney stacks and valleys and parapet gutters.

Older buildings in small places like Bix may be listed or in a conservation area. A look from the air or with a thermal camera doesn’t touch the roof, which suits a building where any change needs care, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

How it works

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes between one and two hours at a house, including the airspace and weather checks before take-off. In a small place like Bix, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by checking the airspace and any restrictions at your address.
  2. If permission is needed, we ask for it before the visit.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. Your report arrives by email, with close-up photos and recommendations.

Preparing for the visit

  • Let us know about parking near the property
  • Keep pets in another room
  • Find any records of previous roof work

Drone roof surveys around Bix

About 1.3 miles south lies Greys Court, a reminder of how long the area around Bix has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.

Take an older house close to Church of St James: thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Questions from Bix

Is Bix within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Are there drone restrictions around Bix?

It depends on the exact address and the weather on the day. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone can’t fly safely in strong wind or a downpour.

Do you climb onto every roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

How long does the survey take?

Expect it to take about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. The written report follows by email.

Can you survey at the weekend?

We carry out surveys on any day of the week. To arrange a date, phone 07833 053749 or email us.

When you need someone else

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Neighbouring roofs the owner hasn’t asked us to survey
  • A flight on a day when the weather isn’t safe
  • Anything inside the loft or under the coverings

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. What our survey covers.

Surveys for landlords and agents in Bix

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or use the contact form with the addresses.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Practical tips

You do not need to be a roofer to help. What helps most:

  • Let us know about any leaks or concerns
  • Allow time for permission if you’re in a flight restriction zone
  • A word with neighbours beforehand helps
  • Give us the full address so we can check the airspace

You get an in-person consultation with the Premium Survey to talk through the photos and findings. It is a chance to ask about anything in the report.

Don’t block the vents at the eaves. Condensation in the loft can damage timbers and insulation, and it is something only an inside check will show. Check insulation doesn’t block the airflow.
