Independent landlord roof surveys in Bix

Why act early in Bix

Quotes from contractors set out the work they want to carry out. A survey gives you an independent view of the roof before you commission work, so you can compare quotes on the same basis. Where a roof is exposed, as many are in small places like Bix, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Every price we give includes VAT, and the written report is part of the package. Landlord roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What you get with us

Landlord roof survey in Bix: what you get

Access needs arranging before a survey of a let or shared building. The loft space and certain flats may need to be opened up for us, so tenants or leaseholders need notice. Your agent or you arrange access, and we confirm what we need when you book. Where we cannot get into part of the building, the report says so. We survey blocks of flats, rented houses and shared roofs, and the problems we are asked to look at most are ponding or splits on flat roofs and gutters overflowing onto walls.

In a small place like Bix, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

The survey, step by step

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take about one to two hours on an ordinary house, while a commercial roof takes nearer three to four hours. For a village or hamlet like Bix, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. First, we confirm the roofs and areas to be surveyed.
  2. Access to flats and the roof space is arranged with you in advance.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. We photograph each defect and note how urgent it looks.
  5. The report sets out condition and recommendations to help you plan.

Preparing for the visit

  • Make sure we can get to the back of the property

Advice

Checking the roof from ground level

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Bix homes and their roofs

Historic houses such as Greys Court, about 1.3 miles south, show how far back building in the area around Bix goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you live in an older home near Church of St James, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Henley-On-Thames station, a dated record of the roof is useful when planning maintenance across a let.

Honest limits

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • Walls, floors and services beyond the roof
  • Areas behind locked flats or blocked hatches
  • Structural calculations or an engineer’s report

Your questions about landlord roof surveys in Bix

How do I find out if my home in Bix is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

I let a flat near Henley-On-Thames station. Can you check the roof?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

How long will you be at the property?

Time on site depends on the roof, but most surveys take about 1–2 hours for a house, and longer for a block or a building with several roofs. The report is sent afterwards by email.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Do you need to get into the loft?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

What does a roof survey cost?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.

Roof by roof

Gutters and downpipes

Water from failed gutters frequently shows as damp inside. Any problems are photographed.

Party-wall upstands and parapets

Where a roof is shared with neighbours, we can only inspect what we are given access to and note what couldn’t be seen.
