The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. You’re welcome to ask questions while we’re there. Somewhere like Shepherd's Green needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Getting ready for the survey

  • Dig out any old roof reports or invoices
  • Make a note of anything you’d like us to look at
  • Unlock side gates and any roof access doors

How a roof survey works in Shepherd's Green

Our roof surveys cover Shepherd's Green and the wider South East. Visits run on weekdays and at weekends. We hold professional indemnity and public liability insurance. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, ring 07833 053749 or email us. We survey chimney stacks, flat roofs and natural slate, and common reasons people get in touch are condensation or damp timbers in the loft and ponding, splits or blisters on flat roofs.

Somewhere as small as Shepherd's Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Checking the roof from the ground

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

What we’re asked to look at in Shepherd's Green

Not every roof problem comes from outside. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It is often mistaken for a leak.

Common reasons to book include:

  • Torn or sagging underlay
  • Leaking gutter joints and downpipes
  • Ponding, splits or blisters on flat roofs
  • Ridge tiles that have lifted or moved

Take a building like Peppard Church of England Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Shepherd's Green: your questions answered

I let a flat near Henley-On-Thames station. Can you check the roof?

Yes, landlords and agents book with us as well as owners. Just ring 07833 053749 or drop us an email and let us know about the building.

Is Shepherd's Green within the area you cover?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you as you book.

How experienced are you?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.

Will you climb onto the roof?

Only where it’s safe to do so. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where applicable.

Can you survey in bad weather?

It depends on the weather and the survey. In strong wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.

What does a roof survey cost?

Roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

How we price roof surveys

Survey packages start from £150, inc. VAT. What you pay for your roof depends on:

  • The height of the building and how the roof can be seen safely
  • How many separate roofs there are, such as extensions, dormers and garages
  • The roof’s overall size
  • The package you choose: Basic, Standard or Premium

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

What to tell us when you contact us

The more you tell us, the easier it is to price the survey. When you contact us, let us know:

  • What’s prompted the survey
  • The type of building and roof, such as pitched or flat
  • Where water is showing inside, if it is
  • Any photos you have, taken from ground level or a window

We confirm the price for your roof before booking, so you know the cost up front. Prices start from £150, including VAT. To book, phone 07833 053749 or send us an email.

What a roof survey looks like in Shepherd's Green

The wider area around Shepherd's Green has a long history of building, with Greys Court about 0.7 miles east. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you own a rental within reach of Henley-On-Thames station, the gap between tenancies is a good time to have the roof looked at. Take an older house close to Church of St Nicholas: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Why get it checked now?
