Need a roof leak investigation in Shepherd's Green?

Should I look at the roof myself first?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

How a roof leak investigation works in Shepherd's Green

On a flat roof, water can travel a long way under the covering. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Ponding water makes any weakness worse. We look at the roof surface and the ceiling below to narrow it down. Leaks under flat extension, garage and dormer roofs are common. Felt frequently lasts around 15 to 20 years, so age is part of the picture. If you’re worried about water dripping from rafters or underlay and damp underlay across a wide area, a survey will tell you what’s going on.

Somewhere as small as Shepherd's Green, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, especially to an insurer. We look at everything that’s safely in view and set out what we find. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What this survey cannot tell you

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Leaks that only appear in weather we cannot recreate
  • Faults hidden behind ceilings or boarding

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

Questions from Shepherd's Green

Do you carry out roof surveys in Shepherd's Green?

Yes. We survey roofs across London and South East England, and Shepherd's Green is part of that. Just call 07833 053749 or drop us an email and let us know about the property, and we’ll talk through which survey suits.

How do I find out if my home in Shepherd's Green is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Which days do you carry out surveys?

We carry out surveys seven days a week. To arrange a date, phone 07833 053749 or drop us an email.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

How long does the visit take?

On site, it normally takes between one and two hours at most homes, and longer for a large or complex roof. Report times depend on the package.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you need a roof leak investigation in Shepherd's Green?

A roof valley collects the rain from two slopes. Split linings, slipped valley tiles or debris can send that water under the coverings. The stain may appear well away from the valley itself.

Common reasons to book include:

  • Leaks that appear only in driving rain
  • Brown rings on upstairs ceilings
  • Staining around the chimney inside
  • Drips in the loft during heavy rain

If your house is among the older ones in the streets near Church of St Nicholas, lead flashings, valleys and old chimneys are typical places for water to get in.

What to check before booking

  • Their report turnaround times
  • Whether you can ask questions once you have the report
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What the report includes, and whether it has photos

What to expect from a roof survey

Wind, rain and roofs in Shepherd's Green

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Different coverings let water in at different points, which shapes where the search starts. Historic houses such as Greys Court, about 0.7 miles east, show how far back building in the area around Shepherd's Green goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If you let a flat or house near Henley-On-Thames station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If you look after a building such as Peppard Church of England Primary School, tracing a leak on a big roof starts with where the water appears and works back.

How the survey works

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take about one to two hours at most homes; commercial roofs usually need 3–4 hours. Older rural homes like those around Shepherd's Green can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • Have any paperwork from past roof work to hand
  • Agree roof access with the managing agent if it’s shared
