Roof Survey in Stonor
A roof condition survey for homes and buildings around Stonor, with findings in writing and pictures to back them up. Book a weekday or weekend visit.
- Blocked, sagging or leaking gutters
- Cracked mortar along the ridge
- Worn or blocked valleys
Roof by roof
Natural slate
Many Victorian and Edwardian houses have slate roofs. Widespread slipping usually points to corroded nails, and we say how widespread it looks.
Lead flashings and valleys
Most leaks begin at a joint rather than the middle of a slope. That is why we look at them closely.
Roof survey in Stonor
Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. The Basic Survey gives a visual inspection, photographs and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. We’re often asked to look into standing water on a flat roof and leaking gutter joints and downpipes, across flat roofs, lead flashings and ridges, hips and valleys.
In a village or hamlet like Stonor, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

Leave it or get it looked at?
Hidden gutters and valleys can fail without warning. When they do, water comes straight into the house. We check them before they cause trouble. Older cottages and farmhouses around Stonor can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Honest limits
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Asbestos testing of any kind
- Faults hidden behind ceilings or boarding
- The condition of the rest of the building (that is a RICS home survey)
If in doubt, call 07833 053749 or drop us an email and we’ll recommend the right survey. What a survey covers and does not.

For landlords and managing agents
With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or email us.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
What we do, step by step
We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a hamlet or village like Stonor, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there is safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
Before the survey
- Check we can get to the back of the property
- If it isn’t your property yet, arrange access through the agent
- Dig out any old roof reports or invoices

Stonor: your questions answered
Will you come out to Stonor?
Yes, Stonor is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Is my home in Stonor listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do you carry out surveys on Saturdays and Sundays?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.
Can you inspect a terraced or semi-detached roof?
Yes. We inspect what the owner gives us access to. If a problem seems to come from next door, we’ll say so.
How much does a roof survey cost in Stonor?
Prices start from £150, including VAT. We confirm the price for your survey before booking. For a price, ring 07833 053749 or send us an email.
Does the weather affect the survey?
Light rain is usually fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
Will you check the loft?
Normally, if there’s one and it can be reached safely. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.
Roof surveys in Stonor: local notes
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 0.5 miles south-east lies Stonor Park, a reminder of how long the area around Stonor has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
If you live in an older home near Pishill Church, old fixings, lead flashings and tall chimneys are typical of older roofs.
