Roof Survey in Nuffield
A roof condition survey for homes and buildings in Nuffield. More than 5,000 surveys completed across London and South East England.
- Gutters that overflow in heavy rain
- Condensation or damp timbers in the loft
- Debris building up in roof valleys
How the survey changes by roof type
Flat roof coverings
Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets, since leaks frequently start there.
Natural slate
Natural slate can last 100 years or more, yet the nails holding it frequently fail long before the slate. Slipped, cracked and missing slates are all noted.
Roof surveys for homes and businesses in Nuffield
Our report is written in plain English, not jargon. Each defect is described with photographs and a recommendation, and where it is relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Reports are sent by email. If you’ve noticed gaps in the roof where coverings have gone and gutters that overflow in heavy rain, we can find out what’s behind it, whatever the roof.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

For landlords and managing agents
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.
What we do, step by step
We work from the outside in: outside views come first, then the roof space if there’s safe access. In total, it takes an hour or two for most homes, depending on how many separate roofs there are. In a hamlet or village like Nuffield, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- You let us know about the property and any concerns.
- We arrange a day that suits you, including weekends.
- The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- You receive a written report with photos and recommendations.
Getting ready for the survey
- If the roof is shared, arrange access with whoever manages the building
- Keep pets in another room
- Unlock side gates and any roof access doors
How to book
Our price is from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or send us an email with the details.
Advice
Nuffield questions
Do you cover smaller places like Nuffield?
Yes. Nuffield is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you carry out roof surveys in Nuffield?
Yes, Nuffield is within the area we cover. We work right across London and the South East. You can ring 07833 053749 or drop us an email with the address and a few details, and we’ll talk through which survey suits.
Do I need to be at home?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.
Do you test for asbestos?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
Can you survey a roof I share with a neighbour?
Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.
Do you inspect the roof from on top?
Where it is safe, yes. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where applicable.
Can you survey at the weekend?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.
DIY checks: what’s safe
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Why get it checked now?
It is easier to plan roof work than to react to it. A survey lets you deal with things in order of urgency, rather than calling someone out after a storm. Where a roof is exposed, as many are in small places like Nuffield, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.

What else we do in Nuffield
What this survey can’t tell you
It’s a careful look at the roof, not the whole story. The main limits are:

- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A structural engineer’s report
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before booking. The full list of what we check.

Roof surveys in Nuffield: local notes
If the drone is used for your survey, the flight is checked against the Drone Safety Map first. The wider area around Nuffield has a long history of building, with Greys Court about 4.2 miles south-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
The streets around a church like Church of the Holy Trinity are often among the oldest in a place, and if you own one of the older houses nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.
