Landlords, agents and block managers in Nuffield

Letting agents can arrange access with tenants. We survey on weekdays, Saturdays and Sundays, which can make access easier.

Thermal roof survey in Nuffield: what you get

Thermal imaging can also show where a roof is losing heat. Missing or slipped insulation and gaps at the eaves often show up as temperature differences. The difference shows most clearly when it’s warm inside and cold outside. Our report points out what the images suggest and where to look more closely. It is not an energy rating or a heat loss calculation. If you’ve noticed possible trapped moisture under a flat roof covering and water getting in at parapets and stacks, a survey will tell you what’s going on, whatever the roof.

In a small place like Nuffield, open ground can mean strong wind. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Tips from our surveys

Over many surveys, some simple habits stand out as worth the effort:

  • Keep dated photos of any marks on ceilings
  • Clear leaves from outlets and gutters each autumn
  • Do not switch the heating off ahead of the visit
  • Clear a path to the loft hatch before we arrive

Many people send the report to roofers, who can then quote for the areas shown. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Check loft insulation covers the whole area and hasn’t been disturbed. Insulation is frequently moved when people work in the loft space.

What a thermal roof survey does not cover

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • What’s inside walls or under coverings, without opening up
  • An energy rating for the building
  • Confirming water without moisture readings

If in doubt, phone 07833 053749 or email us and we will suggest the right survey before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • Insulated roof spaces

Nuffield: your questions answered

Does a conservation area affect roof work in Nuffield?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover Nuffield?

We do. The survey and report are the same in Nuffield as anywhere else, and visits run on weekdays and weekends.

Does the report include photographs?

Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.

Is thermal imaging included in your surveys?

Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where applicable, structural analysis and a report on the same day.

Can you use a thermal camera on a sloping roof?

It can help, but the results are frequently less clear than on a flat roof. Slates and tiles over a ventilated space can mask what’s below, so we combine it with an inspection from the loft where there is safe access.

Does thermal imaging detect leaks directly?

Thermal imaging shows temperature rather than water. Because wet insulation holds heat for longer, it can show as a different temperature, but we check each finding with moisture readings.

What you can safely check yourself

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Flying and imaging in Nuffield

Historic houses such as Greys Court, about 4.2 miles south-east, show how far back building in the area around Nuffield goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail.

How the survey works

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes an hour or two on an ordinary house, with bigger or more complicated roofs taking longer. Rural addresses near Nuffield can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it’s safe.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

How to prepare

  • If you’re buying, let the agent know when we’re coming
  • Clear the way to the loft hatch
  • Note where any stains or damp appear

Signs you need a thermal roof survey in Nuffield

Some owners book because the rooms under the roof feel cold. Missing or slipped insulation can stand out as temperature differences, particularly when there’s a clear difference between inside and outside.

Look out for signs like these:

  • Missing or slipped insulation
  • Damp around roof outlets and upstands
  • Heat escaping through the roof
  • Stains that keep coming back

Take an older house close to Church of the Holy Trinity: thin or patchy insulation under an old roof often shows up clearly on a thermal image.
