What this survey cannot tell you

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • Whether the roof structure meets design loads
  • The underside of the roof (that needs an inside check)
  • Close-up photos of next door’s property

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before booking. The full list of what we check.

How a drone roof survey works in Nuffield

Drones need reasonable weather. We do not fly in strong wind or a downpour, because control and safety come first. If the day turns out unsuitable, we will talk about another date or inspect what we can by other means. The forecast is checked ahead of the visit and again on the day. Calm, dry conditions give the sharpest close-up photos. Waiting for a better day is better than a rushed flight. We survey large and complex roofs, valleys and parapet gutters and chimney stacks, and the problems we are asked to look at most are slipped or missing slates on a high roof and ponding and splits on a high flat roof.

In a village or hamlet like Nuffield, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what can’t be reached safely. Both the forecast and the airspace are checked first, and the journey is planned in advance. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

The report is written in plain words, so you do not need to be a roofer to follow it. Photographs show what each point refers to.

FAQs for Nuffield

Is drone flying allowed in Nuffield?

That depends on where the roof is and on the weather. Before any flight, we check the Drone Safety Map for airspace restrictions. High wind or heavy rain also stops a small drone flying.

Does a conservation area affect roof work in Nuffield?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Is it a structural engineer’s report?

No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. We’ll recommend an engineer if we see signs that call for one.

Does the weather affect the survey?

A survey can normally go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather is not suitable.

How long does the survey take?

Time on site depends on the roof, but most surveys take about 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. The written report follows by email.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

Why act early in Nuffield

It is hard to plan maintenance for a roof nobody has looked at. Our report shows the condition of each area. You can tackle the urgent items first. Where a roof is exposed, as many are in small places like Nuffield, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Every price we give includes VAT. Our price is from £400, including VAT. We confirm the price for the job before booking.

DIY checks: what’s safe

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. What we’re asked to look at in Nuffield

Parapet gutters, box gutters and central valleys sit out of sight. Debris collects where nobody looks, until it causes a leak inside. From above, they’re easy to see.

Signs worth acting on include:

  • Eroded pointing on a chimney stack
  • Vegetation in valleys and gutters
  • Outlets choked with leaves and silt
  • Cracked slates and tiles out of sight from below

If you live in an older home near Church of the Holy Trinity, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

What to expect from a roof survey

Tips that help

Getting the most from a drone roof survey starts before we arrive and carries on afterwards. Some tips:

  • Tell us the exact address when you book
  • Make sure the loft can be reached
  • Let us know what you want to see
  • Book early if you are near an airport

With the Premium Survey, the report arrives the same day. It includes the drone photos where a flight was possible.

Have leaves and moss cleared from gutters, valleys and outlets, especially in autumn. On high roofs, leave clearing to a professional. Blocked hidden gutters cause many leaks.

The survey, step by step

The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect about 1–2 hours for a house, though large, tall or awkward roofs take more time. Around Nuffield, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First, we check whether a drone is the right tool.
  2. We agree a date, including weekends, subject to the weather.
  3. The roof is photographed from the air, with the camera kept on your property.
  4. If the loft can be reached safely, it is checked too.
  5. The report sets out what we found, with photos and recommendations.

How to prepare

  • Point out any leaks or damp patches
  • For flats, check roof access has been agreed
  • Let us know about parking before the day
