Roof Leak Investigation in Nuffield
Roof leak investigations in Nuffield and the rest of Oxfordshire. We survey seven days a week.
- Damp ceilings under a flat roof
- Water dripping from rafters or underlay
- Damp on a chimney breast
The survey, step by step
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take between one and two hours for a house, and more on a big or complicated roof. In a hamlet or village like Nuffield, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We start with your notes and photos of the leak.
- We examine the damp area and the rooms near it.
- In the loft, we follow any signs of water back towards the roof.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
- We email a written report showing where the water most likely gets in.
Before the survey
- Make a note of anything you’d like us to look at
- Leave side gates unlocked
- Leave a clear route to the loft

Prices start from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or email us with the details.

Roof leak investigation in Nuffield: what you get
Leaks tend to begin where one part of a roof meets another. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and we follow where the evidence leads. Chimneys, dormers and roof lights each add joints of their own. Each one is checked from wherever it is safe to see it. Common reasons to book are damp ceilings under a flat roof and stains around a skylight, on the roof space, lead flashings and flat roof details.
Being in a small place like Nuffield makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. It helps to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. Photos of the stain and of the roof from outside are helpful too.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Leave it or get it looked at?
If a leak has been ‘fixed’ before and has come back, the cause was probably missed. A careful investigation looks at every likely route, not just the obvious one. It gives the next repair a far better chance. In a place like Nuffield, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Nuffield: your questions answered
Does a conservation area affect roof work in Nuffield?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you cover Nuffield?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
How much is a survey?
Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.
Will I get photos?
Yes. Photos are taken throughout the survey, and the report uses them to show each finding.
Will you go up on the roof?
Only where it is safe to do so. We check everything that can be seen safely: from the ground, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. Anything we cannot see is noted in the report.
Do you carry professional indemnity insurance?
We are covered by professional indemnity and public liability insurance, for every survey we carry out.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when booking.
When you need someone else
It’s useful to know what a survey will not do before booking:
- A structural engineer’s report
- Leaks that only appear in weather we can’t recreate
- Plumbing leaks that look like roof leaks
If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. What a survey covers and does not.
Roof types and parts we check

What we’re asked to look at in Nuffield
Every flat roof covering has a working life. A felt roof often lasts around 15 to 20 years, and splits, blisters and lifting laps let water in. Leaks frequently start at the edges, upstands and outlets.
Common reasons to book include:
- Damp patches next to the stack
- Leaks that appear only in driving rain
- Condensation that looks like a leak
- Wet patches on loft insulation
If your house is among the older ones in the streets near Church of the Holy Trinity, the leak may come from a chimney, a valley or tired lead rather than the covering itself.
Choosing a roof surveyor
- Are they insured for the work?
- Will they check the loft as well as the outside?
- Whether any drone flown is registered with the CAA
- What’s outside the scope of the survey
Roof leak investigations in Nuffield: local notes
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Where water gets in depends a good deal on what the roof is made of and how it is detailed. Greys Court, about 4.2 miles south-east, is one of the historic houses in the wider area around Nuffield. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
Nuffield is about 8 miles north-west of Caversham, in Oxfordshire. Whether the building in Nuffield is a house, a flat or a commercial unit, the roof can be surveyed. Our Oxfordshire coverage includes Nuffield. Reading is in our area too.
Surveys in RG9 work the same way as everywhere else we cover. That includes homes and businesses on Churchfield, Timbers Lane and Nuffield Hill and the roads around them. If you’re just outside Nuffield, we cover Heath End (1 mile south), Stoke Row (2 miles south), Checkendon (2 miles south), Ipsden (2 miles south-west) and Hook End (4 miles south). Roof by roof
Slate and tile slopes
‘Nail fatigue’ is a common cause of slipped slates. One slipped slate can be enough to cause a leak, particularly in driving rain.
Flat roof upstands and outlets
Upstands seal the edge of a flat roof where it meets a wall. If it is too low, cracked or poorly dressed, water gets behind it.
