Roof survey in Woodcote, Oxfordshire
Roof surveys in Woodcote from an independent, experienced roof surveyor. More than 20 years and over 5,000 surveys across London and South East England.
- Valley linings that have cracked or split
- Loose chimney pots
- Blocked, sagging or leaking gutters
Can I check my roof myself?
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
Roof surveys for homes and businesses in Woodcote
We inspect everything that’s safely in view: from ground level, from windows, from the loft space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where applicable, which helps with tall or steep roofs. You do not need to do anything except give us access. Each defect we find is photographed and explained. If you’re worried about blocked, sagging or leaking gutters and worn or blocked valleys, a survey will tell you what’s going on, on lead flashings, natural slate and ridges, hips and valleys alike.
Around Woodcote, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls. It is the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from the ground.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put with the most urgent first where relevant.

Questions from Woodcote
Is Woodcote within the area you cover?
Yes. Woodcote is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route when booking.
Is my home in Woodcote listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
How soon is the report ready?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It is emailed to you.
Do you need to get into the loft?
Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.
What’s covered in a roof inspection?
Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
How long does the visit take?
The visit typically takes roughly 1–2 hours for most houses; commercial roofs usually need 3–4 hours. We will confirm what to expect when we arrange the visit.
What happens on the day
On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. Most surveys take about one to two hours for most homes, depending on how many separate roofs there are. In a smaller place like Woodcote, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.

Tips from our surveys
These tips come from what we see on roofs every week:
- Check the roof from ground level after storms
- Let us know about any leaks or stains you’ve seen
- Find records of any re-roofing or repairs
- Move stored items away from the loft hatch
The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.
Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.
Roofs, chimneys and gutters in Woodcote
Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
Basildon Park, about 3.1 miles south-west, is one of the historic houses in the wider area around Woodcote. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up. Landlords with a home close to Goring & Streatley station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live in an older home near Church of St Leonard, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What we look for on each type of roof
Chimney stacks
Water that gets into a stack can show as damp in the rooms below. We check the flashings and mortar for the cause.
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it is relevant. Gaps in tile-hanging let water reach the wall behind.

What else we do in Woodcote
What happens if roof problems are left?
Leaks rarely show up right away. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft. In an older home around Woodcote, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.

What a roof survey does not cover
Before booking, it’s worth knowing what a survey won’t do:
- A full building survey of the property
- An exact number of years the roof has left
- Whether the roof structure meets design loads
