What a roof survey does not cover

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • An exact number of years the roof has left
  • Whether the roof structure meets design loads
  • Walls, floors and services below the roof

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before you book. What a survey covers and does not.

What we look at

  • Clay and concrete tiles
  • Flat roofs
  • Chimney stacks
  • The roof space
  • Natural slate
  • Lead flashings
  • Ridges, hips and valleys

About our roof survey in Checkendon

Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. A flat roof normally wears out sooner than a pitched one. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. We survey ridges, hips and valleys, lead flashings and clay and concrete tiles, and the problems we are asked to look at most are ponding, splits or blisters on flat roofs and valley linings that have cracked or split.

Older buildings in small places like Checkendon may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Why it is worth a survey now in Checkendon

It’s easier to plan roof work than to react to it. A survey lets you deal with things in order of urgency, rather than waiting for something to fail. Where a roof is exposed, as many are in small places like Checkendon, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Roof survey starts from £150, including VAT.

Roof surveys in Checkendon: local notes

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Greys Court, about 3.5 miles east, is one of the historic houses in the wider area around Checkendon. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you look after a building such as Checkendon Church of England (A) Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to St Peter and St Paul: old fixings, lead flashings and tall chimneys are typical of older roofs.

Checkendon is about 6 miles north-west of Caversham, in Oxfordshire. We survey roofs in Checkendon and the surrounding area as part of our work across London and South East England. Our Oxfordshire coverage includes Checkendon. There’s also a page for Reading.

Nearby, we also carry out roof surveys in Stoke Row (1 mile east), Hook End (1 mile south), Woodcote (2 miles south-west), Heath End (2 miles north) and Ipsden (2 miles north-west). Landlord and commercial surveys in Checkendon

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

An agent can book and manage the survey for a landlord. Access is agreed with the tenant ahead of time.

Tips that help

You do not need to be a roofer to help. Here’s what helps most:

  • Have details of recent roof work to hand
  • Keep a record of damp patches and dates
  • Keep the report with your property records
  • Check we can open the loft hatch

Premium comes with a follow-up after 12 months. It helps you see whether anything has changed.

Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.

Common roof problems in Checkendon

A blocked gutter does more harm than it looks. Once leaves and moss block a gutter, water spills down the brickwork. Hidden gutters behind parapets and in valleys can send water indoors, especially near trees.

A survey makes sense if you’ve noticed:

  • Standing water on a flat roof
  • Valley linings that have cracked or split
  • Slates or tiles that have slipped or broken
  • Loose ridge or hip tiles

For landlords with property near Goring & Streatley station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Choosing a roof surveyor

  • What exactly goes into their report
  • Their report turnaround times
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether the loft is part of the inspection

What to expect from a roof survey

What we do, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey usually takes between one and two hours at most homes, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Checkendon often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from every safe viewpoint outside.
  4. Inside, we check the loft space where there is safe access.
  5. We email a written report with photos and recommendations.

Before the survey

  • Jot down any questions you want answered
  • Let us know about parking near the property
  • Find any records of previous roof work

Advice

Checkendon questions

Will you come out to Checkendon?

Yes, Checkendon is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does a conservation area affect roof work in Checkendon?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

What’s covered in a roof inspection?

All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.

Is a roof survey the same as a structural survey?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.

What’s the best way to book?

To book, phone 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
