Independent roof surveys in Harpsden Bottom

How a roof survey works in Harpsden Bottom

Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages frequently have flat roofs in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. Flat roofs often need attention long before the main roof, so they deserve a close look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. If you’ve noticed slates or tiles that have slipped or broken and worn or blocked valleys, a survey will tell you what’s going on.

Some older homes in villages like Harpsden Bottom are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Why act early in Harpsden Bottom

It’s easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than calling someone out after a storm. For older village homes like those around Harpsden Bottom, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

How it works

Every roof is different, but as a rough guide the survey takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. If you have questions on the day, just ask. Rural addresses near Harpsden Bottom can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You let us know about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. We look at the roof from every safe vantage point, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Leave side gates unlocked
  • Find any records of previous roof work

How to book

Advice

Can I check my roof myself?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

When to book a survey in Harpsden Bottom

Not every roof problem comes from outside. Poor ventilation lets condensation build up in the loft, and the damp gets into timbers and insulation. It is often mistaken for a leak, and it needs a different fix.

Common reasons to book include:

  • Lifted, split or missing lead flashings
  • Ridge tiles that have lifted or moved
  • Gaps in the roof where coverings have gone
  • Condensation or damp timbers in the loft

Living close to Mill Meadows is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

What to check before booking

  • Their insurance cover
  • Is VAT included in the price?
  • How long the report takes to arrive
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What’s in a roof survey

Roofs, chimneys and gutters in Harpsden Bottom

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

The streets around a church such as Church of St Margaret are frequently among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. Greys Court lies about 2.3 miles north-west, so building around Harpsden Bottom goes back a long way. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is.

What affects the cost of roof surveys

Several things affect the price of a survey:

  • Any need for thermal images or a drone flight
  • The size of the roof
  • The package you choose: Basic, Standard or Premium
  • Chimneys, valleys, parapets and other details

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

What we need to know

To price your survey accurately, we’ll ask about:

  • Anything about access we should know
  • Dates you’re working to, like exchange
  • Pictures of the roof from a safe spot, if you have them
  • Where the property is, with the postcode

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or send us an email.

Common questions in Harpsden Bottom

Do you cover smaller places like Harpsden Bottom?

Yes, Harpsden Bottom is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can a landlord with a rental near Henley-On-Thames station book a roof survey?

Yes, landlords and letting agents book with us as well as owners. You can phone 07833 053749 or send us an email with the address and a few details.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

How much is a survey?

Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.

Do you go up on the roof?

Where it’s safe, yes. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where applicable.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access as you book.
