New roof snagging for Frieth homes and businesses

New roof snagging for homes and businesses in Frieth

Snagging means finding the small faults and loose ends left at the end of a job. On a roof, snags are often at the edges and junctions where the work is most fiddly. We inspect as far as can safely be seen and photograph each snag. Typical snags include loose ridge tiles, poorly dressed flashings and debris left in gutters. Common reasons to book are flashings not properly dressed or fixed and signs of condensation in the roof space, across flashings and valleys, loft conversions and dormers and ridges and verges.

Older buildings in small places like Frieth may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

If any part of the new roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What happens on the day

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey normally takes between one and two hours for most houses, and longer for a large or complex roof. Somewhere like Frieth needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We start by finding out what was replaced and what worries you.
  2. The coverings, ridges, hips and verges are checked as far as can safely be seen.
  3. Flashings, valleys, gutters and visible underlay at the eaves are checked.
  4. Where it is safe, we check the loft, then look for debris or damage left behind.
  5. You get a photo report listing the snags we found.

Why get it checked now?

Small faults on a new roof can grow. A slipped verge tile or a loose flashing may let water through in the first heavy storms. Finding them early means they can be dealt with quickly. Older cottages and farmhouses around Frieth can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and the package you choose.

How we price new roof snagging

We confirm the price for your survey before booking. This is what makes a difference:

  • Basic, Standard or Premium
  • House, block, shop or office
  • Features like valleys, chimneys, dormers and parapets
  • Building height and the viewpoints available

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Booking your survey

You don’t need to know any roofing terms. It’s enough to tell us:

  • Your timetable, such as an exchange date
  • Access details, like a loft hatch or a shared roof
  • Where the property is, with the postcode
  • What kind of property and roof it is

We confirm the price for the job before you book, so you know the cost up front. Our price is from £150, including VAT. To book, call 07833 053749 or send us an email.

Different roofs, different checks

Flashings

Flashings close the gap where the roof meets walls and stacks. We check they’re dressed, fixed and pointed where they can be seen.

Ridges, hips and verges

Loose ridge or hip tiles are a common snag. We photograph any we find.

Frieth: your questions answered

Is my home in Frieth listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is Frieth within the area you cover?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do you check new-build roofs?

Yes. We inspect the roof as far as it can safely be seen and photograph what we find. It is worth booking before your builder’s defects period ends.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

Do you lift tiles to check the fixings?

No. We do not open up the new roof, so fixings under the coverings can’t be checked. The report says what could and couldn’t be seen.

Can you settle a dispute with my builder?

No. We report on what we see. A disagreement about the work is between you and them, and the report gives you a clear record to refer to.

What new roof snagging looks like in Frieth

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Historic houses such as West Wycombe Park House, about 3.2 miles north-east, show how far back building in the area around Frieth goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

Take an older house close to Church of St John the Evangelist: ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. If you own a rental within reach of Marlow station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Frieth is about 4 miles north-west of Marlow, in Oxfordshire. We carry out new roof snagging in Frieth for houses, flats, blocks and commercial buildings, with a written report and photographs every time. Our Oxfordshire coverage includes Frieth. Reading is in our area too.

Landlords, agents and block managers in Frieth

Where a roof is shared: we need access agreed with whoever owns or manages the building. Let us know about it when you book and we’ll plan the visit with that in mind.

Any of our surveys can be booked by landlords, agents and building managers in Frieth. For a price for a let property or a block, phone 07833 053749 or use the contact form.

Should I look at the roof myself first?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking.
