Independent new roof snagging in Whitchurch Hill

New roof snagging in Whitchurch Hill

We check the coverings, ridges, verges, hips and valleys plus flashings and roof ventilation. We check the underlay at the eaves where it is visible, and we look at the gutters too. The report sets out what we found with photos. We also note debris left behind and any damage to other parts of the building. If you’ve noticed cracked mortar at the ridge or hips and underlay ending short at the eaves, a survey will tell you what’s going on, on new-build homes, replacement roofs and loft conversions and dormers alike.

Somewhere as small as Whitchurch Hill, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What happens on the day

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes between one and two hours for a typical new house roof, longer where the roof is large or complicated. Older rural homes like those around Whitchurch Hill can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

Valleys

Valleys carry a lot of water, so the detailing matters. The lining and the cut coverings along it are checked.

Ridges, hips and verges

Ridges, hips and verges take the most weather. Bedding, dry-fix pieces and fixings are checked where visible.

Your questions about new roof snagging in Whitchurch Hill

Do you carry out roof surveys in Whitchurch Hill?

Yes. Our area covers London and the South East, and Whitchurch Hill is part of that. You can phone 07833 053749 or send us an email with the address and some details, and we will talk through which survey suits.

Is my home in Whitchurch Hill listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can you see the fixings under the tiles?

No, we report on what’s visible. Most fixings sit out of sight under the coverings, but we check everything we can see safely.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

How much time does a snagging visit need?

Most house visits take about 1–2 hours with commercial roofs nearer 3–4 hours.

Do you check new-build roofs?

Yes. We check new-build roofs from safe vantage points and the loft space and record any snags. It is worth booking before your builder’s defects period ends.

Do you survey on Saturdays and Sundays?

Surveys run seven days a week. To find a day that suits you, ring 07833 053749 or use the contact form.

Landlord and commercial surveys in Whitchurch Hill

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.

Can I check my roof myself?

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

What affects the price in Whitchurch Hill

Prices vary from roof to roof, and it comes down to:

  • The shape of the roof and its details
  • House, block, shop or office
  • The size of the roof
  • Building height and the viewpoints available

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

Helping us price your survey

Before you get in touch, it helps to have:

  • Pictures of the roof from a safe spot, if you have them
  • Where any leaks, stains or damp patches show inside
  • The property’s address and postcode
  • What kind of property and roof it is

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or use the contact form to find out.

New roof snagging in Whitchurch Hill: local notes

About 2 miles west lies Basildon Park, a reminder of how long the area around Whitchurch Hill has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

For an older house near a landmark such as St John the Baptist, the roof may have had decades of patch repairs, and the survey shows where they are. Landlords with a home close to Pangbourne station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Let your roofer know an inspection is planned
  • Check that gutters weren’t left full of offcuts
  • Check before your warranty period ends
  • Check the roof before you pay in full

Once the work is finished, check the ceilings and loft after the next downpour. Raise any new signs of water with your roofer promptly.

Put the warranty or defects period end date in your diary. Book a check well before it so there’s time to raise anything.
