New roof snagging in Stratton Audley: what you get
A new roof needs to breathe. Where vents have been fitted at the ridge or eaves, we check them and look in the loft space for condensation. We note what we can see. Missing or blocked ventilation can lead to condensation over time, which is easier to put right while the roofer is still involved. It all goes in the report. We survey ridges and verges, loft conversions and dormers and flashings and valleys, and people most frequently book us about cracked mortar at the ridge or hips and vents that weren’t fitted or are covered.
For a small place like Stratton Audley, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What happens on the day
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It normally takes between one and two hours at most homes, and more on a big or complicated roof. In a small place like Stratton Audley, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- First, you tell us what the roofer did and any concerns you have.
- We look at the tiles or slates, ridges, hips and verges from safe vantage points.
- We check valleys, flashings and gutters, and the underlay at the eaves where it is visible.
- We look in the loft space, where there is safe access, and around the property for debris or damage.
- You get a photo report listing the snags we found.
Before the survey
- Keep pets in another room
- Make a note of anything you’d like us to look at
- Note where any stains or damp appear

New roof snagging in Stratton Audley: local notes
If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

Roof by roof
Flashings
Flashings around chimney stacks are a common weak point and are checked closely.
Valleys
Valleys carry a lot of water, so the detailing matters. The lining and the cut coverings along it are looked at.
Signs you need new roof snagging in Stratton Audley
Roofers don’t always clear every gutter and lower roof. Offcuts and broken pieces often end up in the gutters or damage lower roofs.
Look out for signs like these:
- Cracked or slipped new tiles or slates
- Flashings not properly dressed or fixed
- Loose or badly finished ridge tiles
- Offcuts and broken tiles left behind
For an older house near a landmark such as Church of St Mary and St Edburga, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.
Choosing a roof surveyor
- When you’ll get the report
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- What exactly goes into their report
- Whether you can ask questions once you have the report
Useful tips for Stratton Audley property owners
Most of what helps is simple and safe from the ground. A few suggestions:
- Watch for gutters overflowing in rain
- Check lower roofs and walls after scaffolding comes down
- Note the end of any warranty or defects period
- Watch for drips in the loft space with care
Keep the report with any warranty papers from your roofer. It records the roof’s condition at that point.
Keep an eye on the roof and ceilings in the first months. It’s simpler to raise problems soon after the job.
Stratton Audley questions
Will you come out to Stratton Audley?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Is Stratton Audley in the area you cover?
Yes, Stratton Audley is one of the places we work. The survey and report are the same in Stratton Audley as anywhere else.
Can you settle a dispute with my builder?
No, our role is to record the roof’s condition. Any dispute stays between you and your roofer or builder though our report gives you the facts we saw.
Can you survey in bad weather?
Light rain is normally fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
Do you lift tiles to check the fixings?
No. We do not open up the new roof, so fixings under the coverings cannot be checked. The report says what could and couldn’t be seen.
What does a new roof inspection cost?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. For a price for your roof, phone 07833 053749 or use the contact form.
Is snagging available for a new-build house roof?
Yes, the inspection works the same as for a re-roof. You get a photo report of any snags to raise with the builder.
What affects the cost of new roof snagging
Several things affect the price of a survey:
- The shape of the roof and its details
- The number of roofs, including extensions and garages
- Whether thermal imaging or a drone is needed
- The package you choose: Basic, Standard or Premium
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
