Gutter surveys for homes and businesses in Stratton Audley

Some gutters are easy to see from the street, but many aren’t. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We look at them as far as they can safely be seen, from the ground, from windows, from the roof space and from the roof where it’s safe. Hidden gutters are a common source of leaks inside. We are often asked to look into cracked or loose downpipes and joints that drip after rain, on downpipes, outlets and hoppers and fascias and soffits.

Some older homes in villages like Stratton Audley are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

If any part of the gutter couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

Questions from Stratton Audley

Will you come out to Stratton Audley?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route as you book.

How do I find out if my home in Stratton Audley is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

What do I do with the report?

You will get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Could my damp wall be caused by the gutters?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We cannot see inside walls, so we report on what’s visible.

Will you check the drains below ground?

No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.

Does the report include photographs?

Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.

Tips from our surveys

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Look for new stains on ceilings below valleys after rain
  • Get the gutters cleaned out every year
  • Check that downpipes are firmly fixed to the wall
  • Look out for overflows when it pours

You receive a written report with photos and clear written recommendations. Share it with a contractor of your choice so they know what needs doing.

Do not forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so ask for them to be included when gutters are cleared.

What we look for on each type of roof

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.

Fascias and soffits

Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.

Why act early in Stratton Audley

Clearing gutters removes the debris but it won’t explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Outbuildings and barns around Stratton Audley are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What a gutter survey doesn’t cover

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • Gutters out of sight from each safe vantage point
  • Asbestos testing of old gutters, downpipes or soffits
  • Blockages deep inside downpipes

If in doubt, phone 07833 053749 or use the contact form and we will recommend the right survey. What our survey covers.

What we look at

  • Fascias and soffits
  • Eaves gutters
  • Parapet and box gutters
  • Outlets and hoppers
  • Valley gutters
  • Downpipes

What happens on the day

Every roof is different, but as a rough guide the survey takes about one to two hours for a house, and longer for a large or complex roof. If you have questions on the day, just ask. In a hamlet or village like Stratton Audley, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey

  • For flats, check roof access has been agreed
  • Jot down any questions you want answered
  • Show us where any leaks or stains appear

Gutter surveys around Stratton Audley

If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Anyone responsible for a site like Cooper School will know that a written record of a large roof helps plan work for the holidays rather than in term time. If you run a business near Bicester Village, a roof report helps plan work around trading rather than after a leak. If your home is one of the older ones in the streets near Church of St Mary and St Edburga, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
