Aluminium and other metal gutters

On big buildings, one blocked outlet can affect a long run so outlets get close attention.

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. Splits and failed joints in the lead can let water straight in.

Gutter survey in Fringford: what you get

Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. If you are worried about cracked or loose downpipes and gutters packed with leaves or moss, a survey will tell you what’s going on, on outlets and hoppers, eaves gutters and valley gutters alike.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

DIY checks: what’s safe

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What we do, step by step

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes an hour or two for a house; commercial roofs usually need 3–4 hours. In a small place like Fringford, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

How to prepare

  • Leave a clear route to the loft
  • If you are buying, let the agent know when we’re coming
  • For a flat or shared roof, check access with whoever owns or manages the building

Fringford homes and their roofs

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you own a rental within reach of Bicester North station, a dated record of the roof is useful when planning maintenance across a let. For site and facilities teams at buildings like Fringford Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

What a gutter survey does not cover

A survey is a careful look at the gutter, but it can’t do everything. The main limits are:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Rot or damp concealed behind fascias or inside walls
  • Pipes below ground level

If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

What we look at

  • Downpipes

Questions from Fringford

Does a conservation area affect roof work in Fringford?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

I let a flat near Bicester North station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

How fast do I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

Will you go up on the roof?

Not unless it is safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

Do you survey underground drains?

No, we don’t carry out CCTV drain surveys. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

Will I get photos?

Yes. The report includes photographs of what we found, so you can see each point for yourself.

Common roof problems in Fringford

Hidden gutters are often lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside as there is nowhere harmless for it to go. Lead is also a target for theft.

Things that often lead to a survey include:

  • Water spilling over the gutter edge
  • Leaking or loose downpipes
  • Choked outlets or hopper heads
  • Fascia boards damaged by overflowing water

If yours is one of the older homes in the streets near Church of St Michael and All Angels, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What to check before booking

  • How they plan to inspect the roof safely
  • What’s outside the scope of the survey
  • Whether the inside of the roof is included
  • Will the report include photos?
