Independent storm damage roof reports in Fringford

Storm damage roof reports for homes and businesses in Fringford

We inspect the roof from wherever it can safely be seen: the ground, windows and vantage points, the loft where there’s access, and the roof itself where that’s safe. Every area of damage is photographed and described. We note any part we couldn’t see. You get a report with photos to give to your insurer. We’re often asked to look into lead lifted at abutments and loose or broken chimney pots and cowls, on ridges and hips, flashings and chimney stacks.

For a small place like Fringford, the inspection is the same as anywhere: we simply plan the journey and access ahead. It is useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later.

Tips from our surveys

Here are a few things we’d tell any owner:

  • Photograph the damage safely from below
  • Report the damage to your insurer as soon as you can
  • Ask a roofer for emergency temporary protection if water is coming in
  • Photograph damage inside the house too

You’ll need a roofer’s quote for the repairs. The report gives them a clear list of the damage.

Keep the roof in good order between storms. Fix slipped slates, loose ridges and lifted flashings when you spot them.

What we do, step by step

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey typically takes about one to two hours for most homes, depending on how much of the roof was hit. Around Fringford, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. We start with what you’ve seen and any temporary repairs.
  2. We check inside, including the loft where there’s access, for water damage.
  3. The roof is inspected from ground level, windows and the roof where it is safe.
  4. We record fresh damage and older defects.
  5. You receive the written report with photos.

How to prepare

  • If you’re buying, check with the agent that we can get in
  • Keep pets inside or away from the areas we’re looking at
  • Find any records of previous roof work

Advice

DIY checks: what’s safe

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Questions from Fringford

Do you cover smaller places like Fringford?

Yes, Fringford is on our map. Villages and rural addresses get the same survey as a town house.

Do you carry out roof surveys in Fringford?

We do. The survey and report are the same in Fringford as anywhere else, and visits run on weekdays and weekends.

Is there a set wind speed for storm damage?

It depends on your policy. Many policies treat gusts of about 55 mph as storm conditions, but it varies. Your policy document will say.

Will you deal with the insurance company for me?

No. We write an independent report, and you decide how to use it. The insurer may send a loss adjuster of its own.

Can you inspect my roof with a drone?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Can you tell me if my claim will be paid?

We can’t say whether a claim will be paid. Insurers decide claims on their own policy wording. Our report gives you an independent record of the damage and its likely cause.

Wind, rain and roofs in Fringford

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these roof types has its own typical places for water to get in. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

If you look after a building such as Fringford Church of England Primary School, tracing a leak on a big roof starts with where the water appears and works back. For landlords with property near Bicester North station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

When to book a survey in Fringford

Strong winds lift loose or poorly fixed slates and tiles, ridge pieces and flashings. Driving rain then gets in through the gaps. People typically call us after a storm, once they’ve noticed damage or a leak.

Common reasons to book include:

  • Torn or lifted flat roof coverings
  • Damaged ridges and hips
  • Loose or torn flashings
  • Slipped or missing slates or tiles

Take an older house close to Church of St Michael and All Angels: the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Choosing a roof surveyor

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How much experience they have with roofs like yours
  • Whether VAT is added on top

What a good roof survey covers

What we look for on each type of roof

Lead flashings

When flashings lift, water can get behind them. The report records the flashing and any damp inside.

Chimney stacks

Pots, cowls and aerials on chimneys can be damaged or dislodged in a storm. We record any damage we can see.

Honest limits

It helps to know what a survey will not do before you book:

  • Whether your insurer will pay the claim
  • How your policy defines a storm
  • Negotiating a claim settlement

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What our survey covers.
