How a flat roof survey works in Fringford

Ponding is frequently the first sign that something on a flat roof isn’t right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. We survey upstands and outlets, single-ply membranes and EPDM rubber, and common reasons people get in touch are blocked or damaged outlets and pools of water lying on the roof.

In a small place like Fringford, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What you can safely check yourself

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.

Tips that help

A little preparation and a few simple habits help. Some pointers:

  • Check the outlets after the leaves fall
  • Check that new brackets or units haven’t damaged the covering
  • Note where water lies after a downpour
  • Plan a survey before the covering reaches the end of its usual life

Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.

Flat roofs in Fringford

What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

For an older house near a landmark like Church of St Michael and All Angels, flat-roofed rear additions and dormers added over the years are worth checking. Take a building like Fringford Church of England Primary School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. Landlords with a home close to Bicester North station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.

What this survey cannot tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • An exact number of years the roof has left
  • The condition of the deck or insulation hidden under the covering
  • Asbestos testing, which needs a specialist asbestos surveyor

If in doubt, phone 07833 053749 or drop us an email and we will suggest the right survey before booking. What a survey covers and does not.

Roof types and parts we check

Roof by roof

Felt and built-up roofs

Felt roofs often last around 15 to 20 years, depending on how they were laid and looked after. We record how yours is doing and where it’s weakest.

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.

Fringford: your questions answered

Do you cover Fringford?

Yes, Fringford is within the area we cover. We survey roofs across London and South East England. Just phone 07833 053749 or send us an email and let us know about the property.

Is Fringford within the area you cover?

We do. A small place gets exactly the same survey as a big one.

When does the report arrive?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.

Can you survey any kind of flat roof?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We’ll tell you in the report.

Will I get photos?

Yes. Photographs are part of every report, so you can see exactly what each finding refers to.

Can you survey in bad weather?

It can, depending on the survey. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather is not right.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Tell us about it when booking and we will plan the survey around it.

The survey, step by step

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, take photographs as we go and make notes for the report. Most visits take between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a hamlet or village like Fringford, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there’s safe access, we look at the ceilings and spaces below for signs of water.
  5. We send a written report with photos, the defects we found and what we recommend.

Before we arrive

  • Move anything stored under the loft hatch
  • Tell us about any leaks, stains or damp patches you know of
  • If the roof is shared, arrange access with whoever manages the building
