Flat roof survey in Hethe
Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. We survey EPDM rubber, GRP fibreglass and single-ply membranes, and the problems we’re asked to look at most are blisters and bubbles in the covering and upstands pulling away from walls.
In a village or hamlet like Hethe, flat roofs are usually on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them when you book.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Practical tips
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Treat rooflights and old sheeting as fragile
- Make sure new fixings through the roof are properly sealed
- Watch the ceilings below the flat roof for stains
- Book a survey every few years
Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.
After heavy rain, look at the roof from an upstairs window if you can. Water still lying a day or two later is worth getting looked at.
How the survey works
We don’t take risks to get a closer look. We inspect what can be seen safely, and anything we cannot see is noted in the report. The survey normally takes roughly 1–2 hours at most homes, and about three to four hours for a commercial roof. In a small place like Hethe, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We start with the details: the address, the roof’s use and any leaks or stains.
- The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- We check the rooms or spaces under the roof for staining where we can reach them.
- We send a written report with photos, the defects we found and what we recommend.
Before the survey
- Leave side gates unlocked
- Show us where any leaks or stains appear
- For a flat or shared roof, check access with the freeholder or managing agent

Signs you need a flat roof survey in Hethe
Flat roofs swing between hot and cold more than most parts of a building. That movement pulls at seams, laps and the joints between boards, which can open splits and cracks over the years. Coverings that have hardened with age tend to suffer most.
We’re often asked to look at:
- Outlets that hold water back
- A sagging deck under the covering
- Pools of water lying on the roof
- Blistering in felt or asphalt
Take an older house close to Church of St Edmund and George: later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.
What to check before booking
- Whether the loft is part of the inspection
- What insurance they carry
- Will the report include photos?
- What they won’t be able to tell you
What affects the cost of flat roof surveys
All our prices include VAT. What changes the price is:
- Extensions, dormers and garages with roofs of their own
- Whether you choose the Basic, Standard or Premium Survey
- How big the roof is
- The use of thermal imaging or a drone
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 including VAT. We can help you choose the package that fits what you’d like to know.
Helping us price your survey
To price your survey accurately, we will ask about:
- What’s prompted the survey
- Where any leaks, stains or damp patches show inside
- Your timetable, like an exchange date
- Your postcode, so we can check access and travel
We confirm the exact price before booking, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, phone 07833 053749 or drop us an email.
What we look for on each type of roof
Rooflights and upstands
Rooflights, lanterns and upstands are where many flat roof leaks begin. We check how the covering is finished around each rooflight and upstand.
Mastic asphalt
Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. Our report notes crazing, cracks and any likely entry points.
Why get it checked now?
Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, so you can plan the work rather than react to it. Around Hethe, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.
Our price is from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

Questions from Hethe
Does a conservation area affect roof work in Hethe?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you carry out roof surveys in Hethe?
Yes. We work right across London and the South East, and Hethe is part of that. You can call 07833 053749 or drop us an email with the address and a few details.
Do I have to be there for the survey?
Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.
Do you check flat roofs for asbestos?
We do not carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.
Do you go up onto the roof?
We inspect from wherever is safe: the roof itself where that is safe, plus windows, vantage points and the rooms below. Fragile rooflights and fragile sheets are never walked on.
Do you need to get into the loft?
Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.
Can you give me structural calculations?
No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
Flat and commercial roofs around Hethe
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.
Anyone responsible for a site like Fringford Church of England Primary School will know that schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. If you own a rental within reach of Bicester North station, the flat roof over a let home is worth a look before it becomes a tenant complaint.
