About our gutter survey in Hethe
Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether overflows are working. The photographs show you exactly what we found. It’s an easy job to put off but it rarely improves. If you’ve noticed downpipes that are split or coming away and hoppers and outlets full of debris, a survey will tell you what’s going on, on downpipes, fascias and soffits and eaves gutters alike.
Somewhere as small as Hethe, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Hethe: your questions answered
How do I find out if my home in Hethe is listed?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
I let a flat near Bicester North station. Can you check the roof?
Yes, letting agents and landlords book with us as well as owners. You can ring 07833 053749 or drop us an email with the address and a few details.
What’s the price of a gutter survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. Just ring 07833 053749 or use the contact form for a price.
What will the report tell me?
A written report with photos, covering the condition of the gutter, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
Do you need to get into the loft?
Usually, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
Will you photograph what you find?
Yes. The report includes photographs of what we found.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
The survey, step by step
We will ask a few questions first, like when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Rural addresses near Hethe can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- You tell us where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- The roof space is checked for staining, where it can be reached safely.
- A report with photographs and recommendations follows.
Preparing for the visit
- Let us know about parking near the property
- Point out any leaks or damp patches
- Move anything stored under the loft hatch

Roof by roof
Box and secret gutters
Hidden gutters are a common source of leaks inside. We check the outlets, linings and overflows where safe.
Fascias and soffits
Soffits and timber fascias suffer when gutters overflow. They’re looked at as part of the survey.
Landlord and commercial surveys in Hethe
If the property is let, the agent or a tenant can let us in. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.
What we cannot see
A survey is a close look at the gutter, but it cannot do everything. Its limits include:
- Underground drains, which need a CCTV drain survey
- Asbestos testing of old gutters, downpipes or soffits
- The inside of a downpipe along its whole length
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

Signs you need a gutter survey in Hethe
Overflowing gutters in a downpour are a common reason to book. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. The survey helps pin down the source before more damage is done.
Signs worth acting on include:
- Choked outlets or hopper heads
- Gutters that have fallen out of line
- Fascia boards damaged by overflowing water
- Leaking or loose downpipes
If you let a flat or house near Bicester North station, the gap between tenancies is a good time to have the roof looked at.
Questions to ask before you book
- How soon the report will arrive
- Whether the loft is part of the inspection
- Whether the price includes VAT
- Will the report include photos?
Why get it checked now?
Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. Outbuildings and barns around Hethe are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400. We confirm the price for your roof before you book.

Hethe homes and their roofs
What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Anyone responsible for a site like Fringford Church of England Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to Church of St Edmund and George: old fixings, lead flashings and tall chimneys are typical of older roofs.
