Roofs, chimneys and gutters in Hardwick
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.
Landlords with a home close to Bicester North station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Gutter survey in Hardwick
Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether overflows are working. Photos show each problem clearly. It is an easy job to put off, but they rarely get better. We’re often asked to look into gutters full of debris and silt and dripping or leaking gutter joints, on eaves gutters, fascias and soffits and parapet and box gutters.
In a village or hamlet like Hardwick, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What you can safely check yourself
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
Common roof problems in Hardwick
Overflowing gutters in a downpour are a common reason to book. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. The survey helps pin down the source before more damage is done.
Here are some of the things we see often:
- Water spilling over the gutter edge
- Downpipes that are split or coming away
- Water backing up from a hidden gutter
- Leaves and moss blocking gutters
If you live in an older home near Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Before booking any roof surveyor
- What follow-up you get after the report
- How much experience they have with roofs like yours
- Whether they hold professional indemnity and public liability insurance
- Will the report include photos?
How it works
The visit has one job: to see as much of the gutter as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes about 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around Hardwick often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- You tell us where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- Where it’s safe, we check the loft for signs of water.
- A photo-illustrated written report and recommendations follows.
How to prepare
- If it isn’t your property yet, arrange access through the agent
- Make sure the loft hatch can be reached
- Note where any stains or damp appear
How to book
A quick phone call is usually the easiest start: phone 07833 053749 or drop us an email and we will ask a few questions about the roof. You will have a price before anything is arranged.
Related advice
How the survey changes by roof type
Plastic (uPVC) gutters
Older plastic gutters can turn brittle and crack. We check joints, brackets and the line of each run.
Aluminium and other metal gutters
Aluminium and other metal gutters are used on many newer and commercial buildings. Joints, outlets and fixings are the parts we focus on.
What affects the cost of gutter surveys
Not every roof costs the same to survey, for these reasons:
- Roof area
- Any need for thermal images or a drone flight
- Building height and the viewpoints available
- Which survey package you book
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
What to let us know when you get in touch
You do not need to know any roofing terms. Just let us know:
- Why you want a survey: buying, a leak, a storm or new work
- Pictures from the garden or a window, if you have them
- Where water is showing inside, if it is
- Your postcode, so we can check access and travel
We survey roofs seven days a week. To find a date that works for you, call 07833 053749 or drop us an email with the address and the days you’d prefer.
What happens if roof problems are left?
A gutter clear-out takes the leaves away, but it doesn’t tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Around Hardwick, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.
Gutter survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we’ll tell you which fits.

Hardwick: your questions answered
Does a conservation area affect roof work in Hardwick?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Is Hardwick within the area you cover?
We do. Villages and rural addresses get the same survey as a town house.
Can you tell me if my old gutters contain asbestos?
No, that is a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.
How much is a gutter survey?
Prices start from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, ring 07833 053749 or use the contact form.
Do you look in the loft space?
If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.
Will you walk on the roof?
Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys, across London and South East England.
