Gutter survey in St John Street area: what you get

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, the report will say so, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. We survey outlets and hoppers, parapet and box gutters and downpipes, and people most frequently book us about rotten fascias or stained soffits and water backing up from a hidden gutter.

Around St John Street area, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls. It’s the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

St John Street area questions

Can a landlord with a rental near Oxford station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or drop us an email with the details, and we’ll talk through which survey suits.

Do you cover smaller places like St John Street area?

Yes. St John Street area is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.

How much time does the visit need?

Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we’ll agree the details as you book.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

What happens after the survey?

You will get the report by email, with photos and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Will I get photos?

Yes, every report has them. Pictures sit next to the findings they show, so you can see what we mean.

How it works

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about 1–2 hours at a typical home, and about three to four hours for a commercial roof. In a smaller place like St John Street area, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Useful tips for St John Street area property owners

Nothing here needs a ladder. A few suggestions:

  • Have overhanging branches cut back
  • Check for spilling water in a downpour
  • Check from the ground or a window, not a ladder
  • Don’t leave hidden gutters out of a clear-out

After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes, and if it doesn’t, raise it with whoever did the job.

Have your gutters cleared at least once a year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.

Roofs, chimneys and gutters in St John Street area

With Holywell Manor about 0.6 miles east, St John Street area sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you let a flat or house near Oxford station, the gap between tenancies is a good time to have the roof looked at. Homes near green spaces like Oxford University Parks can get more leaves in their gutters in autumn. Anyone responsible for a site like The Eckersley School of English will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Can I check my roof myself?

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Why act early in St John Street area

A gutter clear-out takes the leaves away but it won’t explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. With lower homes, common in places like St John Street area, there’s little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.

To find out what your survey will cost, call 07833 053749 or use the contact form and let us know about the roof. The price is agreed before a date is set.

  • Confirming asbestos in older rainwater goods
  • What’s hidden inside a downpipe

If in doubt, ring 07833 053749 or drop us an email and we will point you to the right survey before you book. What a survey covers and doesn’t.
