Gutter survey in Osney
Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. We survey on weekdays and at weekends. Common reasons to book are downpipes that are split or coming away and dripping or leaking gutter joints, on outlets and hoppers, parapet and box gutters and valley gutters.
In a smaller place like Osney, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. Nails and battens under older coverings often give out before the slates or tiles themselves.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What we look for on each type of roof
Aluminium and other metal gutters
Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.
Fascias and soffits
Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.
When you need someone else
Without opening up the roof, some things stay hidden, so a survey has limits:
- Blockages deep inside downpipes
- Damage hidden inside walls or behind boards
- Hidden sections we can’t view safely
If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.

What we do, step by step
We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey typically takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a smaller place like Osney, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.
- We agree which parts of the building you are most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Before we arrive
- Keep pets inside or away from the areas we are looking at
- Have keys ready for side gates, garages or roof access doors

Signs you need a gutter survey in Osney
Overflowing gutters in a downpour are a common reason to book. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. The survey helps pin down the source before more damage is done.
People usually book a survey when they’ve noticed something like this:
- Soffits marked by water
- Cracked or loose downpipes
- Valley or box gutters that overflow inside
- Gutters packed with leaves or moss
If you look after a building such as West Oxford Community Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.
What to check before booking
- Is there a chance to talk the report through?
- Whether the price includes VAT
- What insurance they carry
- What the report includes, and whether it has photographs

Tips from our surveys
Most of what helps is simple and safe from ground level. Our suggestions:
- Get trees that overhang the gutters trimmed
- Check the loft with care after heavy rain
- Watch for green marks down the brickwork
- Check that downpipes are firmly fixed to the wall
You receive a written report with photos and clear written recommendations. Share it with a contractor of your choice so they know what needs doing.
Don’t forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you cannot check them from the street, so make sure they’re included in any clearing work.
Questions from Osney
Is my home in Osney listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Is Osney within the area you cover?
Yes. Osney is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
What do I do with the report?
The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
Is it a structural engineer’s report?
No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first. Mention it when you get in touch and we’ll plan the survey around it.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
Will you fly a drone over my roof?
Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
Gutter surveys around Osney
Holywell Manor, about 1.2 miles east, is one of the historic houses in the wider area around Osney. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Take an older house close to St Frideswide's Church: its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a shop, office or commercial unit, for instance near Westgate Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Why it’s worth a survey now in Osney
A gutter clear-out takes the leaves away, but it does not tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Arranging work in a smaller place like Osney is easier with notice than in an emergency. Knowing early gives you time to get the right people in.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
