- Whether thermal imaging or a drone is needed
Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. You will know the price for your roof before booking.
Getting in touch
Before you get in touch, it is useful to have:
- Access details, such as a loft hatch or a shared roof
- Pictures from the garden or a window, if you have them
- The address and postcode of the property
- Your timetable, such as an exchange date
If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or send us an email when you are ready.
How a gutter survey works in St. Ebbes
Some gutters are easy to see from the street but plenty of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We inspect them as far as it’s safe to see them using vantage points, the loft space and the roof itself where safe. Hidden gutters are a common source of leaks inside. If you’re worried about joints that drip after rain and soffits marked by water, a survey will tell you what’s going on, on valley gutters, eaves gutters and fascias and soffits alike.
Trees around homes in smaller places like St. Ebbes drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.
The report does not just list problems. It explains what we found, why it matters and what we recommend.

Gutter surveys around St. Ebbes
The wider area around St. Ebbes has a long history of building, with Holywell Manor about 0.7 miles north-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you look after a shop, office or commercial unit, for example near Westgate Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you let a flat or house near Oxford station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Honest limits
Some things cannot be seen without opening up the roof, and that sets some limits:
- Rot or damp concealed behind fascias or inside walls
- Gutters out of sight from every safe vantage point
- The inside of a downpipe along its whole length

Signs you need a gutter survey in St. Ebbes
Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.
These are some of the problems a survey can pick up:
- Gutters that have fallen out of line
- Downpipes that are split or coming away
- Overflowing eaves gutters
- Joints that drip after rain
If your house is among the older ones in the streets near St Ebbe's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Can I check my roof myself?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

The survey, step by step
Safety comes first on every visit. We inspect what can safely be seen, and if part of the roof cannot be seen, the report says so. The survey normally takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. A visit to a smaller place like St. Ebbes is no different on the day: we look from ground level, from windows, from the loft and from the roof where it’s safe. It helps to show us anything you’ve already noticed.
- We agree which parts of the building you are most worried about.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Before the survey
- Make a note of anything you’d like us to look at

Advice
Roof by roof
Plastic (uPVC) gutters
Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip and brackets may drop under the weight of debris.
Fascias and soffits
Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.
