About our gutter survey in St Clement's
Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. If you’ve noticed valley or box gutters that overflow inside and rotten fascias or stained soffits, we can find out what’s behind it.
In a smaller place like St Clement's, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. The fixings under an older roof often fail before good slates or tiles do.
The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Checking the roof from ground level
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.
Gutter surveys in St Clement's: local notes
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Holywell Manor, about 0.5 miles north-west, is one of the historic houses in the wider area around St Clement's. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
If you own a rental within reach of Oxford station, a dated record of the roof is useful when planning maintenance across a let. Trees in and around Headington Hill Park shed leaves that can end up in nearby gutters.

Roof by roof
Plastic (uPVC) gutters
Plastic can become brittle with age and crack. We check joints, brackets and the line of each run.
Cast iron gutters
Cracks often open on the back of cast iron downpipes, so we look closely at the walls around them.
Leave it or get it looked at?
A blocked valley or parapet gutter doesn’t spill harmlessly. It can overflow into the building, often in the heaviest rain. It is worth having these gutters looked at before the wetter months. Arranging work in a smaller place like St Clement's is easier with notice than in an emergency. A survey gives you that notice.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

When you need someone else
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Confirming asbestos in older rainwater goods
- The inside of buried drains
- Damage hidden inside walls or behind boards

St Clement's: your questions answered
I let a flat near Oxford station. Can you check the roof?
Yes, letting agents and landlords book with us as well as owners. Just ring 07833 053749 or drop us an email and let us know about the building.
Do you cover smaller places like St Clement's?
Yes, St Clement's is covered. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
Do you survey underground drains?
No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we’ll tell you.
Are hidden gutters like valleys and box gutters included?
Yes, where it’s safe to see them. We use the ground, windows, the roof space and the roof where it’s safe and a drone where applicable.
Do I need to be at home?
Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.
Is a Saturday or Sunday visit possible?
Yes. Surveys are carried out on any day of the week. To find a day that suits, call 07833 053749 or use the contact form.
Do you survey roofs on blocks of flats?
Yes, if whoever owns or manages the building agrees access. We look at the parts we’re given access to, and the report makes that clear.
What we’re asked to look at in St Clement's
Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter and the weakness shows in a heavy downpour.
Look out for signs like these:
- Leaking or loose downpipes
- Sagging gutters and loose brackets
- Gutters packed with leaves or moss
- Overflowing eaves gutters
Take a building like East Oxford Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

How it works
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, from ground level, from windows, in the roof space and by drone where it applies. Most surveys take between one and two hours at a house, depending on how many gutter runs and downpipes there are. In a smaller place like St Clement's, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
How to prepare
- Have any paperwork from past roof work to hand
- Let us know where we can park nearby
- Have keys ready for side gates, garages or roof access doors
