Landlord and commercial surveys in St Clement's
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.
Where a roof is shared: we need access agreed with the freeholder or managing agent. Tell us about it as you book and we will plan the visit with that in mind.
Flat roof survey in St Clement's
Ponding is often the first sign that something on a flat roof isn’t right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we will recommend a structural engineer. If you’ve noticed loose or cracked edge trims and failed seals around rooflight kerbs, a survey will tell you what’s going on, whatever the roof.
In smaller places like St Clement's, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it is covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Signs you need a flat roof survey in St Clement's
The details are often where a flat roof lets go first. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. If they were rushed when the roof was laid, they’re often the first things to fail.
These are some of the problems a survey can pick up:
- Failed upstands where the roof meets a wall
- Blocked or damaged outlets
- A sagging deck under the covering
- Splits and cracks in the covering
Shop and office owners around Clarendon Shopping Centre may find that a flat roof over a business is out of sight and out of mind until it leaks.
Before you book any roof surveyor
- What the survey won’t cover
- Whether any drone flown is registered with the CAA
- Whether the inside of the roof is included
- Whether VAT is added on top
Honest limits
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether the deck or joists are strong enough
- A promise that the roof will not leak in future
- Testing older roof sheets for asbestos

Common questions in St Clement's
Is my home in St Clement's listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is St Clement's within the area you cover?
Yes, we do. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
How do you inspect a flat roof?
Only where it’s safe to do so. Otherwise we use windows, vantage points and the spaces below, and the report says if any part couldn’t be seen. We don’t walk on fragile rooflights or sheeting.
Can you survey at the weekend?
We carry out surveys on weekdays and at weekends. To find a day that suits you, call 07833 053749 or email us.
What’s in the survey report?
It explains what we saw, what it means and what we’d suggest, with photographs throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
Does the report include photos?
Yes. Photos are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.
Do I need to be at home?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How we price flat roof surveys
A few things affect what a survey costs:
- The use of thermal imaging or a drone
- The height of the building and how the roof can be seen safely
- Features like valleys, chimneys, dormers and parapets
- Whether it is a home or a commercial building
Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Booking your survey
If you can, have these to hand when you contact us:
- What kind of property and roof it is
- When you need the report by
- Why you want a survey: buying, a leak, a storm or new work
- Pictures of the roof from a safe spot, if you have them
Photos help, if you have them. Pictures from the ground or a window are fine. To send them or to book, call 07833 053749 or use the contact form.
Tips from our surveys
These tips come from what we see on roofs every week:
- Note the date and type of any roof work
- Check the outlets after the leaves fall
- Note any new marks on ceilings beneath the roof
- Limit foot traffic on the covering
If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.
Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.
Flat roof surveys in St Clement's: local notes
St Clement's has a number of hotels within about a mile and a half. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Next to the main roofs there’s typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.
If you own a rental within reach of Oxford station, the flat roof over a let home is worth a look before it becomes a tenant complaint. A roof leak in a hotel or guest house around St Clement's means lost rooms as well as repairs.

What we do, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. You’re welcome to ask questions while we are there. Homes around St Clement's often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. Inside, the loft is checked where it can be reached safely.
- We start with the details: the address, the roof’s use and any leaks or stains.
- We view the roof from ground level, from windows and from the roof where it is safe to do so.
- Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
- Where there is safe access, we check the ceilings and spaces below for signs of water.
- We send a written report with photos, the defects we found and what we recommend.
Before the survey
- Buyers: confirm access with the estate agent or seller
- Dig out any old roof reports or invoices
- For a flat or shared roof, check access with whoever owns or manages the building
