Roof survey in St Clement's
Good roofs last decades, but their parts wear at different rates. Slate often lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them often give out sooner. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. We survey the roof space, ridges, hips and valleys and flat roofs, and common reasons people get in touch are cracked or blistered flat roof coverings and loose ridge or hip tiles.
Trees around homes in smaller places like St Clement's drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. It is the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from the ground.
Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

What affects the price in St Clement's
Prices vary from roof to roof, and it comes down to:
- How big the roof is
- Any need for thermal images or a drone flight
- Commercial roofs and larger buildings
- Extensions, dormers and garages with roofs of their own
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.
Booking your survey
Getting the details right at the start saves time. It helps to include:
- The type of building and roof, like pitched or flat
- Why you want a survey: buying, a leak, a storm or new work
- Anything about access we should know
- The address and postcode of the property
Getting a price is simple: just phone 07833 053749 or email us, tell us about the property and we will suggest the right survey. The price is agreed up front.
When you need someone else
In fairness, a roof survey has limits:
- Defects hidden under coverings or inside walls without opening up
- Asbestos testing of any kind
- A structural engineer’s report
Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before you book. What a survey covers and does not.
Roof types and parts we check
- Chimney stacks
- Natural slate
- Ridges, hips and valleys
- Lead flashings
- The roof space
- Flat roofs
- Clay and concrete tiles
Before and after the survey
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Watch for slipped slates after bad weather
- Leave roof access to professionals
- Check we can open the loft hatch
- Mention any flat roofs as well as the main roof
Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. It is a chance to ask questions about anything in the report.
Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

Local roofs in St Clement's
If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Historic houses such as Holywell Manor, about 0.5 miles north-west, show how far back building in the area around St Clement's goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
If you let a flat or house near Oxford station, a dated record of the roof is useful when planning maintenance across a let. Living close to Headington Hill Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. Shop and office owners around Clarendon Shopping Centre may find that a roof report helps plan work around trading rather than after a leak.

How the survey changes by roof type
Clay plain and peg tiles
Clay tiles are common on older South East homes, and some have Kent peg tiles held by pegs. Rotten pegs and battens let tiles move.
Natural slate
Many Victorian and Edwardian houses have slate roofs. Where several slates have slipped, the cause is frequently nail fatigue, and we say how widespread it looks.
St Clement's questions
How do I find out if my home in St Clement's is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Will you come out to St Clement's?
Yes, St Clement's is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
Does a roof survey replace a structural engineer?
No. Where we see something that needs a structural engineer, the report says so. Our survey is not a structural engineer’s report.
Can you inspect a terraced or semi-detached roof?
Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.
How much is a survey?
Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.
What’s the best way to book?
The quickest way is to ring 07833 053749 or email us. Let us know the address and a little about the roof. We survey on weekdays, Saturdays and Sundays.
Do you inspect the roof from on top?
Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the loft space. The Premium Survey adds a drone where applicable.
How it works
The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Notes and photos go into the written report. The visit usually takes about one to two hours for most homes, depending on how many separate roofs there are. In a smaller place like St Clement's, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can frequently be seen well from the ground, and the loft shows the rest.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there’s safe access.
- We email a photo-illustrated written report and recommendations.
Before the survey
- If the roof is shared, arrange access with whoever manages the building
- Tell us where we can park nearby
- Gather any invoices or paperwork from past roof work
