Electronic leak detection in St Clement's

ELD finds breaches in the membrane but not every way water gets in. Water coming through walls, copings, rooflights or plumbing will not show on the test. We will tell you if we think the leak is coming from somewhere else. It won’t show water getting in through brickwork or around frames. Our report keeps that distinction clear. You will also know what to check next. We survey flat roof membranes, single-ply roofs and roof terraces and balconies, and people most often book us about leaking laps in the waterproofing and holes around roof penetrations.

Flat roofs in smaller places like St Clement's can be more exposed, particularly where nothing shelters them, where wind can catch loose edges and trims. Sun on a flat roof also ages felt and bitumen. The signs are splits, blisters and edges coming away, along with water that sits after rain. A flat roof that still holds water days after rain is also worth a closer look.

Where we cannot see part of the flat roof membrane, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

St Clement's: your questions answered

How do I find out if my home in St Clement's is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like St Clement's?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How do you choose the testing method?

We choose the method that suits the roof. You will know which method we plan to use before we start.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Mention it when you contact us and we will explain what’s needed.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.

What do I do with the report?

We email you the written report with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Prices for electronic leak detection in St Clement's

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Extensions, dormers and garages with roofs of their own
  • Building height and the viewpoints available
  • Any need for thermal images or a drone flight
  • Features like valleys, chimneys, dormers and parapets

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

What we need to know

Some details help us suggest the right survey and price. When you contact us, let us know:

  • Anything about access we should know
  • Any deadline, such as an exchange date
  • Where the property is, with the postcode
  • What made you get in touch

Most bookings start with a short call: ring 07833 053749 or send us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.

Flat roofs in St Clement's

St Clement's has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, frequently have flat roofs. If you look after one, a leak through a flat roof can put a room out of use. Historic houses like Holywell Manor, about 0.5 miles north-west, show how far back building in the area around St Clement's goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

For hotels and guest houses around St Clement's, a roof problem found early is far less disruptive than one found by a guest, so it is worth knowing the roof’s condition. Anyone responsible for a site like East Oxford Primary School will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

The survey, step by step

Every roof is different; as a rough guide, the survey takes as long as needed for the size of the roof and how it’s built, and we’ll give you a guide when quoting. You’re welcome to ask questions while we are there. Being in a smaller place like St Clement's doesn’t change how the visit works: we look from ground level, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We start with what you know about the roof and the leak.
  2. The roof is assessed for suitability first.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. The membrane is tested and breaches are found.
  5. You get a report with photos of each breach.

Before we arrive

  • Point out any leaks or damp patches
  • Leave side gates unlocked
  • Buyers: confirm access with the estate agent or seller

Signs you need electronic leak detection in St Clement's

Other trades on the roof can puncture the waterproofing. Fixings, equipment and foot traffic can leave small holes.

Typical things we’re asked to look at include:

  • New membranes needing a check before handover
  • Water coming in under a flat roof
  • Leaks showing away from the breach
  • Leaks through a covered membrane

For businesses in and around places such as Clarendon Shopping Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after.

Before booking any roof surveyor

  • What’s outside the scope of the survey
  • How long they’ve been surveying roofs
  • Is VAT included in the price?
  • Whether the loft is part of the inspection

What a good roof survey covers

Leave it or get it looked at?

ELD before paving, ballast or planting goes on is simpler. Covered roofs are harder to test. Homes in smaller places like St Clement's can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further, and water follows.

All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the exact price before booking.

Why us?

  • 5,000+ roofs surveyed
  • Thermal imaging and drones used where they help
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • Photos and a written report every time

What you can safely check yourself

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
