Headington Hill: your questions answered

Can a landlord with a rental near Oxford station book a roof survey?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or email us with the address and what you need.

Will you come out to Headington Hill?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Do you give a life expectancy for the roof?

Not as a figure. We describe the condition of each part of the roof and how it’s wearing, with recommendations ranked by urgency.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.

What does a roof survey include?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it’s safe. The report includes photos and recommendations.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules. We’re a CAA-registered drone operator.

Do you go up on the roof?

Only where it’s safe to do so. We also inspect from the ground, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.

About our roof survey in Headington Hill

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, including VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. We survey clay and concrete tiles, natural slate and ridges, hips and valleys, and people most frequently book us about lifted, split or missing lead flashings and loose chimney pots.

Trees around homes in smaller places like Headington Hill drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What we do, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes between one and two hours for most houses, with bigger or more complicated roofs taking longer. In a smaller place like Headington Hill, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. You get in touch with the address and anything you’ve noticed.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Preparing for the visit

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

Surveys for landlords and agents in Headington Hill

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant in advance.

Common roof problems in Headington Hill

The coverings are rarely the first thing to fail. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot, letting tiles move.

Common reasons to book include:

  • Loose ridge or hip tiles
  • Gaps in the roof where coverings have gone
  • Water stains on rafters and ceiling joists
  • Leaking gutter joints and downpipes

The streets around a church such as All Saints' Church are often among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Questions to ask before you book

  • How they plan to inspect the roof safely
  • How long the report takes to arrive
  • What’s outside the scope of the survey
  • Is there a chance to talk the report through?

What to expect from a roof survey

Headington Hill homes and their roofs

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. With Holywell Manor about 1 mile west, Headington Hill sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Landlords with a home close to Oxford station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Shop and office owners around Clarendon Shopping Centre may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Getting in touch

To price your survey accurately, we will ask about:

  • Anything about access we should know
  • The style of property, from a terrace to a block
  • Any photos you have, taken from the ground or a window

Tips from our surveys

There is plenty you can do without going near the roof. Here’s what helps most:

  • Hold on to the report for future surveys
  • Look for debris in the garden after high winds
  • Find records of any re-roofing or repairs
  • Mention any flat roofs as well as the main roof

Premium comes with a follow-up after 12 months. It shows how the roof has fared over the year, and whether work has done its job.

Look at your roof from the ground after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.
