Roof leak investigations for homes and businesses in Headington Hill
Roof leaks rarely show up where you’d expect. Water often travels along timbers or underlay before it finds a way down, so a ceiling stain is rarely directly below the cause. We follow it back towards where it starts. Patching the spot above the stain often misses the real cause. Tracing the route first means any work can be aimed at the right place. We are often asked to look into leaks at a dormer or roof window and drips from nail tips in a cold loft, across lead flashings, the roof space and flat roof details.
Chimney stacks on older houses around places like Headington Hill can let water in, through worn flaunching, failed pointing or lifted flashings. Damp on a chimney breast is not always rain from above, which is why it is worth tracing properly. The stack, its flashings and the loft space beside it are all worth checking.
Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what isn’t.

Headington Hill questions
How do I find out if my home in Headington Hill is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover smaller places like Headington Hill?
We do. Villages and rural addresses get the same survey as a town house.
Is the repair included in the leak investigation?
The investigation is about finding the cause. The repair isn’t part of it. You get a report with photos showing where the water is getting in and what needs attention.
Are you structural engineers?
No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.
Do you test for asbestos?
No. We don’t sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
Will you go up on the roof?
Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.
What does a roof survey cost?
Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.
What affects the cost of roof leak investigations
Not every roof costs the same to survey, and it comes down to:
- How big the roof is
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether thermal imaging or a drone is needed
- The type of building, from a house to a block or an office

Getting in touch
We will usually ask about:
- Where any leaks, stains or damp patches show inside
- The property’s address and postcode
- Any photos you have, taken from ground level or a window
- How the loft is reached, if there is one
Not sure which survey you need? The easiest way is to ring 07833 053749 or send us an email and describe the roof and what’s worrying you. We will talk you through the options and what they cost.
Leaks and storm damage in Headington Hill
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering and its details give the first clues when tracing where water is coming from. With Holywell Manor about 1 mile west, Headington Hill sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
For landlords with property near Oxford station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. For an older house near a landmark like All Saints' Church, lead flashings, valleys and old chimneys are typical places for water to get in.

When you need someone else
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- What’s under the covering or behind the plaster
- Water from pipes, tanks or heating systems
- Whether rotten timbers meet design loads
If in doubt, ring 07833 053749 or drop us an email and we’ll recommend the right survey. What a survey covers and does not.
Roof types and parts we check

- Flat roof details
- Valleys and parapet gutters
- Lead flashings
- Rooflights and dormers
- The roof space
- Slate and tile slopes
How the survey works
There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes roughly 1–2 hours at most homes, though large, tall or awkward roofs take more time. With a bit of garden around a house, as there often is around Headington Hill, the roof can be viewed from several angles. Mention any side of the property we cannot get to. The loft, where there’s safe access, completes the picture.
- We help you choose the package that suits the leak.
- A visit is booked for a weekday, Saturday or Sunday.
- We inspect inside and out, starting from the stain.
- Moisture detection and thermal imaging are used where your package includes them and they help.
- You get photos, the likely cause and clear recommendations.
How to prepare
- If you are buying, let the agent know when we are coming
- Mention any parking restrictions on your street
- Note where any stains or damp appear
Booking a survey

Tips from our surveys
A survey works best with a little help from you, before and after. Some tips:
- Let us know if there are tanks or pipes in the loft
- Protect furniture and flooring under the leak
- Clear the loft hatch so we can get in
- Record whether it leaks in every downpour or only some
If the leak turns out to be condensation, the report says so, with recommendations on ventilation. That avoids roof work that wouldn’t help.
Have flashings and flat roofs looked at every few years. Flashings, valleys and flat roof details are frequent weak points, and wear is easier to deal with before water gets in.
Common roof problems in Headington Hill
Some water in the loft is not rain at all. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, especially where ventilation is poor. Drips from nails and damp underlay are typical signs.
These are some of the problems a survey can pick up:
- Water coming in around a roof light or dormer
- Drips from nail tips in a cold loft
- Wet patches on loft insulation
- Water marks that spread in wet weather
Shop and office owners around Clarendon Shopping Centre may find that water through a ceiling can damage stock and close a sales floor, so the source needs finding fast.
Before you book anyone
- What insurance they carry
- Will they check the loft as well as the outside?
- What’s outside the scope of the survey
- How long the report takes to arrive
