Wind, rain and roofs in Headington
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the roof type helps narrow down where water may be getting in. About 1.6 miles west lies Holywell Manor, a reminder of how long the area around Headington has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
If you run a business near Clarendon Shopping Centre, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. If you look after a building such as St Andrew's Church of England Primary School, a leak through a large roof is often found some distance from where the water shows inside. If you live in an older home near St Andrew's Church, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Roof leak investigations for homes and businesses in Headington
A leak that comes and goes can be the hardest to pin down. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Notes on when it leaks, and what the weather was doing, help us and so do photos. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture readings show where materials are still wet. If you’re worried about water that shows only in certain storms and water dripping from rafters or underlay, we can find out what’s behind it, on valleys and parapet gutters, rooflights and dormers and slate and tile slopes alike.
Older cottages and houses around Headington may have roofs with little or no underlay. Without a sound underlay, any gap in the coverings lets water straight through. Whether it’s long-term wear or recent damage makes a difference to what happens next. Wet battens and insulation in the loft are often the first clue.

Useful tips for Headington property owners
Most of what helps is simple and safe from ground level. A few suggestions:
- Let us know if there are tanks or pipes in the loft
- Catch drips in a bucket and protect the floor
- Take dated photos of the leak
- Leave roof access to professionals
With the Standard Survey you get a follow-up consultation, while Premium includes one in person. It’s a chance to ask about anything in the report.
After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Prompt repairs stop gaps turning into leaks.
Rented homes, blocks and businesses
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
Can I check my roof myself?
What you can’t do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
Your questions about roof leak investigations in Headington
Is my home in Headington listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you cover smaller places like Headington?
Yes, Headington is covered. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Are you structural engineers?
No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
Do I need to be at home?
Someone needs to let us in if we’re looking inside or in the loft. We will talk about access as you book.
Why does not the damp patch line up with the hole?
Water rarely drops straight down. It runs along rafters, battens or underlay before it drips, so the stain may be some distance from where it gets in. That’s why we trace the route rather than patching above the stain.
How long does a roof leak investigation take?
The visit typically takes an hour or two for most homes, though a hard-to-trace leak can take longer. We will confirm what to expect when we arrange the visit.
What does the report include?
Written findings with photos, covering the condition of the leaking roof, the defects we found and what we recommend, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
Leave it or get it looked at?
Damp loft insulation loses much of its value. Insulation can soak up water quietly before anything shows below. The sooner the cause is found, the less needs replacing. Around Headington, a leak in an older house can soak into timbers and plaster, and that is a much bigger job than the original defect.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

- A visit is booked for a weekday, Saturday or Sunday.
- The investigation works from the stain back to the roof.
