Roof leak investigation in Northway, Oxfordshire
Tracing where water is getting into your roof for Northway, from an experienced roof surveyor. You get a clear written report with photographs.
- Wet patches high on an inside wall
- Water that shows only in certain storms
- Damp ceilings under a flat roof
Do you need a roof leak investigation in Northway?
Valleys carry a lot of water. Split linings, slipped valley tiles or debris can push water under the slates or tiles. The stain may appear well away from the valley itself.
A survey makes sense if you’ve noticed:
- Damp patches next to the stack
- Ceiling stains that grow after rain
- Condensation that looks like a leak
- Drips in the loft during heavy rain
Homes near green spaces like Bury Knowle Park can get more leaves in their gutters in autumn.
Choosing a roof surveyor
- Whether any drone flown is registered with the CAA
- Will the report include photos?
- What they won’t be able to tell you
- Whether the loft is part of the inspection
About our roof leak investigation in Northway
Older homes have more places for water to get in. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. If your home has a butterfly roof, the central valley gutter is a common culprit. Parapet walls and their gutters are checked from wherever it’s safe. Our report shows what we found, with photos. We are often asked to look into drips from nail tips in a cold loft and staining around the chimney inside, across valleys and parapet gutters, rooflights and dormers and flat roof details.
Houses in smaller places like Northway can stand more in the open, where driving rain gets into any gap at a ridge, verge or flashing. If a leak shows only when the wind is in a certain direction, that’s a useful clue. It helps to know when and where the water appears. The gutters on the most exposed side can overflow too.
The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Your questions about roof leak investigations in Northway
Do you cover Northway?
Yes. Our area covers London and South East England, and Northway is part of that. Just call 07833 053749 or email us and let us know about the property.
Do you cover smaller places like Northway?
Yes. Northway is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
What should I do before you arrive?
Clear the loft hatch so we can get into the loft space. Have any photos of the leak ready, and let us know about past repairs. In the meantime, catch the water and keep it clear of lights and sockets.
Can thermal imaging help find my roof leak?
Where conditions suit, it can. It works best after a sunny day, with a dry roof surface and little wind. Damp areas can hold heat differently from dry ones. Its findings are confirmed with a moisture check.
What insurance do you have?
Our cover is professional indemnity plus public liability.
Can you always find the source?
We cannot promise to find every leak on one visit. Many leave clear signs, but intermittent leaks that need particular weather can be harder. We report what we found and the likeliest sources.
Will you check the loft?
If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.
What this survey cannot tell you
It is a careful look at the leaking roof, not the whole story. The main limits are:
- Whether rotten timbers meet design loads
- Defects hidden under coverings or inside walls without opening up
- Putting the leak right
If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey before booking. What a survey covers and does not.
What we check
- Flat roof details
- Lead flashings
- Slate and tile slopes
- Chimney stacks
- Rooflights and dormers
- The roof space
- Valleys and parapet gutters
The survey, step by step
We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect an hour or two at most homes, and longer for a large or complex roof. For a survey in Northway, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.
- We start with your notes and photos of the leak.
- Inside, we look at the stain and the ceiling around it.
- In the loft, we follow any signs of water back towards the roof.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
- You receive a report with the likely source, photos and recommendations.
Before we arrive
- Keep pets in another room
- Let us know where we can park nearby
- Unlock side gates and any roof access doors

What you can safely check yourself
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Leaks and storm damage in Northway
West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the roof type helps narrow down where water may be getting in. Holywell Manor, about 1.5 miles south-west, is one of the historic houses in the wider area around Northway. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
For an older house near a landmark such as St Anthony of Padua, the leak may come from a chimney, a valley or tired lead rather than the covering itself. For landlords with property near Oxford station, tracing a leak quickly matters when a tenant is living with it.

Tips from our surveys
Over many surveys, some simple habits stand out as worth the effort:
- Check whether pipes or tanks run near the stain
- Move stored items away from the hatch
- Tell us about any past repairs to the roof
- Keep water away from lights and sockets
With the Standard Survey you get a follow-up consultation, while Premium includes one in person. It’s a chance to ask about anything in the report.
Look at the roof from the ground after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Prompt repairs stop gaps turning into leaks.
