Roof surveys around St. Ebbes
Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 0.7 miles north-east lies Holywell Manor, a reminder of how long the area around St. Ebbes has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
For an older house near a landmark such as St Ebbe's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For businesses in and around places like Westgate Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you own a rental within reach of Oxford station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Roof survey in St. Ebbes: what you get
We survey roofs in St. Ebbes and across London and South East England. Visits run on weekdays, Saturdays and Sundays. We’re insured for professional indemnity and public liability, and bring 20+ years’ experience. You get a written report by email, with photos and clear recommendations. Whether it’s a house, a flat or a commercial building, the process is the same. When you’re ready to book, call 07833 053749 or use the contact form. We survey the roof space, clay and concrete tiles and lead flashings, and people most often book us about cracked or blistered flat roof coverings and cracked mortar along the ridge.
Around St. Ebbes, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls. It’s the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from the ground.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What a roof survey doesn’t cover
Some things cannot be seen without opening up the roof, so a survey has limits:
- A promise that the roof won’t leak in future
- A full building survey of the property
- Defects hidden under coverings or inside walls without opening up
If in doubt, ring 07833 053749 or drop us an email and we will suggest the right survey before booking. What a survey covers and does not.

Why it is worth a survey now in St. Ebbes
By the time water marks a ceiling, it is often been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft. With lower homes, common in places like St. Ebbes, there’s little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

What a survey costs
Survey packages start from £150, including VAT. The price for your roof depends on:
- The roof’s overall size
- Whether you choose the Basic, Standard or Premium Survey
- Any need for thermal images or a drone flight
- The type of building, from a house to a block or an office
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Different roofs, different checks
Clay plain and peg tiles
Older homes in the Weald and across the South East often have clay plain tiles. Rotten pegs and battens let tiles move.
Chimney stacks
We check the pots, flaunching, pointing and flashings of each stack. We note any lean or loose pots.
The survey, step by step
Safety comes first on every visit. We inspect whatever is safely visible, and anything we can’t see is noted in the report. Most visits take about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. A visit to a smaller place like St. Ebbes is no different on the day: we look from ground level, from windows, from the loft and from the roof where it is safe. It helps to show us anything you’ve already noticed.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
Getting ready for the survey
- Leave side gates unlocked
- Have any paperwork from past roof work to hand
- Show us where any leaks or stains appear
How to book
We survey roofs seven days a week. To arrange a day that suits you, ring 07833 053749 or email us.
Advice
What you can safely check yourself
What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where applicable.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

St. Ebbes: your questions answered
Do you cover smaller places like St. Ebbes?
We do. Villages and rural addresses get the same survey as a town house.
I let a flat near Oxford station. Can you check the roof?
Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.
What do you check on a roof survey?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.
Is a roof survey the same as a structural survey?
No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.
Can you check whether my roof contains asbestos?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
Will you climb onto the roof?
When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.
