Roofs, chimneys and gutters in New Marston

The wider area around New Marston has a long history of building, with Holywell Manor about 0.7 miles south-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you look after a shop, office or commercial unit, for example near Clarendon Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions. Take a building like St Michael's CofE Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

How a gutter survey works in New Marston

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, we will say so in the report, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you’ve noticed hoppers and outlets full of debris and soffits marked by water, a survey will tell you what’s going on.

Around New Marston, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. It is the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How the survey works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. If you have questions on the day, just ask. A visit to New Marston is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Getting ready for the survey

  • For flats, check roof access has been agreed
  • Keep pets inside or away from the areas we’re looking at

Advice

Roof by roof

Plastic (uPVC) gutters

On plastic systems, slipped joints are one of the most common faults. The report notes every one we spot.

Cast iron gutters

Cracks often open on the back of cast iron downpipes, so we look closely at the walls around them.

Common roof problems in New Marston

Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.

A survey makes sense if you’ve noticed:

  • Rotten fascias or stained soffits
  • Water spilling over the gutter edge
  • Overflowing valley or parapet gutters
  • Blocked outlets and hoppers

Trees in and around Headington Hill Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

What’s in a roof survey

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Look for green streaks or damp patches on walls
  • Make sure downpipe clips are holding
  • Leave gutter checks at height to someone equipped for it
  • Keep climbers away from the eaves

If we think the problem lies underground, we will say so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Have your gutters cleared at least once a year or more often near trees. The best time is usually after the leaves have dropped. Clean gutters can do their job.

What affects the cost of gutter surveys

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • The number of roofs, including extensions and garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Roof area
  • Which survey package you book

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We’ll tell you which package suits the questions you have.

Helping us price your survey

If you can, have these to hand when you contact us:

  • Why you want a survey: buying, a leak, a storm or new work
  • Any photos you have, taken from ground level or a window
  • Any stains, drips or damp patches you’ve seen indoors
  • Where the property is, with the postcode

Photos help, if you have them. Take them safely from the ground or a window. To send them or to book, call 07833 053749 or use the contact form.

What happens if roof problems are left?

Overflowing water soaks the walls under the gutter. Left for months, that can lead to damp inside, worn pointing and rotten timber. Spotting the problem early tends to mean a simpler fix. With lower homes, common in places like New Marston, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

New Marston: your questions answered

Do you cover smaller places like New Marston?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Do you survey roofs for landlords with property near Oxford station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or send us an email with the details, and we’ll talk through which survey suits.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

How much time does the visit need?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.

Can you inspect my roof with a drone?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
