Chimney surveys for homes and businesses in New Marston

A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a sweep or a gas safety check. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. We will tell you if we see anything that suggests they should take a look. If you are worried about eroded joints in the brickwork and damp on a chimney breast inside, we can find out what’s behind it, on lead flashings, chimney breasts and brick chimney stacks alike.

Houses in smaller places like New Marston can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A proper look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

What affects the cost of chimney surveys

All our prices include VAT. The things that change the price are:

  • Features like valleys, chimneys, dormers and parapets
  • The size of the roof
  • The type of building, from a house to a block or an office
  • If the survey needs thermal imaging or a drone

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Chimney survey starts from £150, including VAT.

Booking your survey

Here’s what helps us most when you contact us:

  • Anything about access we should know
  • The reason for the survey, such as buying, a leak or storm damage
  • Where water is showing inside, if it is
  • What kind of property and roof it is

Not sure which survey you need? It’s easiest to ring 07833 053749 or email us and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

Chimney surveys in New Marston: local notes

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around New Marston has a long history of building, with Holywell Manor about 0.7 miles south-west. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Shop and office owners around Clarendon Shopping Centre may find that a dated report on the roof is useful for planning and for any lease discussions. Trees in and around Headington Hill Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

New Marston: your questions answered

Will you come out to New Marston?

Yes, New Marston is covered. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.

Does a conservation area affect roof work in New Marston?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

How do I book a survey in New Marston?

Just call 07833 053749 or email us with the address. We’ll ask a few questions, confirm the price and agree a date.

Do you need to get into the loft?

Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Is a leaning chimney dangerous?

Don’t ignore it. Leaning frequently comes from mortar breaking down unevenly. We record its condition with photographs, and a structural engineer can confirm whether it’s stable.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Checking the roof from the ground

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Conditions inside walls
  • Flue inspections or sweeping
  • Structural calculations for a leaning stack

If in doubt, phone 07833 053749 or drop us an email and we’ll recommend the right survey. The full list of what we check.

Roofs we survey in New Marston

  • Brick chimney stacks
  • Chimney breasts
  • Shared and party-wall stacks
  • Chimney pots and cowls
  • Flaunching
  • Lead flashings

Do you need a chimney survey in New Marston?

Lots of homes have redundant stacks. A stack sealed without ventilation can trap damp. Damp patches can appear on chimney breasts even when nothing is leaking.

Here are some of the things we see often:

  • Damp patches on chimney breasts
  • Redundant stacks capped without ventilation
  • Lifted or split lead flashings
  • A chimney out of line

The streets around a church like Saint Michael and All Angels are frequently among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Before booking any roof surveyor

  • Which limits apply to the survey
  • Whether VAT is in the quoted price
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Their drone registration, if they fly one

What’s in a roof survey

How the survey changes by roof type

Brick stacks

Older brick stacks often have soft lime mortar. We note where repairs should match the original mortar.

Chimney breasts and the loft

Where a breast has been taken out, we look at what supports the stack. Confirming the support is a job for a structural engineer.

How the survey works

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit normally takes about one to two hours on an ordinary house, though large, tall or awkward roofs take more time. Parking around New Marston is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can frequently be seen well from ground level, and the loft shows the rest.

  1. We go through the chimneys, any damp and any work done on them.
  2. We look at every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

Getting ready for the survey
