How a chimney survey works in Northway
Our chimney survey covers the stack and the details that keep water out around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. We also look for damp on chimney breasts and in the loft where there’s safe access. You get a photo-illustrated written report and our recommendations. It suits a single stack on a house as well as several on a larger building. We survey lead flashings, brick chimney stacks and flaunching, and common reasons people get in touch are gaps where the stack meets the roof and pots or cowls that look unsafe.
Houses in smaller places like Northway can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A close look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, and recommendations are put by urgency where it matters.

Northway: your questions answered
Will you come out to Northway?
Yes, Northway is on our map. Villages and rural addresses get the same survey as a town house.
I let a flat near Oxford station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or drop us an email with the address and what you need.
Do I need to be at home?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.
Will you check the loft?
Typically, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.
Can you find out why my chimney breast is damp?
Normally it is water getting in from outside, or condensation in a sealed stack. We check the stack, the flashings and how unused flues are capped and records the likely cause.
How soon will I get the report?
That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
Is a leaning chimney dangerous?
A leaning stack should be looked at. Our survey notes how it looks and the condition of the bricks and joints, and recommend a structural engineer where it may be a structural concern.
Local roofs in Northway
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Northway has a long history of building, with Holywell Manor about 1.5 miles south-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
If you own a rental within reach of Oxford station, a roof report helps you deal with small faults before they turn into a call from a tenant. Anyone responsible for a site like New Marston Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. For businesses in and around places like Clarendon Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions.

Leave it or get it looked at?
Cracked flaunching and worn pointing are frequently modest repairs when they’re caught early. Left for a few winters, frost and water can loosen pots and bricks, and the work grows. Around Northway, a leak in an older house can soak into timbers and plaster, and that’s a much bigger job than the original defect.

Rendered stacks
What’s behind the render can’t be seen without removing some, so the report explains what we could and couldn’t assess.
Flaunching
Sitting at the very top, flaunching is fully exposed. We look for cracks, gaps around the pots and missing pieces.
Before and after the survey
Most of what helps is simple and safe from ground level. Our suggestions:
- Never climb onto the roof to look at a chimney
- Check your stacks from the ground after strong winds
- Check that disused chimneys can still breathe
- Book a sweep for flues that are in use
Where another specialist is needed, such as a structural engineer or sweep, we explain why. That helps you brief them.
Watch for damp or staining on chimney breasts. The sooner damp is spotted, the easier the cause is to find.
Honest limits
In fairness, there are limits to any roof survey:
- Areas we cannot view from safe positions
- Hidden damage within the stack
- Whether a gas appliance or its flue is safe

How it works
There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes about 1–2 hours at most homes, and more on a big or complicated roof. With a bit of garden around a house, as there often is around Northway, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.
- We go through the chimneys, any damp and any work done on them.
- Each stack is inspected from safe positions outside.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the loft space.
- The report, with photos and recommendations, is emailed to you.
Before we arrive
- Have any paperwork from past roof work to hand
